The traffic volume projected to be generated from the <br />self-storage facility will be 178 vehicle trips per day, or the equivalent of 18 <br />single-family residential homes. Reflections Drive has been designed and <br />constructed to accommodate both the residential traffic from the adjacent <br />California Reflections subdivision, as well as the traffic generated by a commercial <br />project on this site. The proposed commercial development will require minor <br />regrading of the existing fill from the Valley Avenue underpass that was placed on <br />the relatively flat site. Minimal grading will be completed in order to achieve <br />positive drainage on the proposed building sites. <br /> <br />4. The grading takes into account environmental characteristics and is <br />designed in keeping with the best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect upon the environment as <br />possible. <br /> <br />The site is relatively flat and is located approximately 12' above the elevation of the <br />paved street surface on the eastern end ofthe site. Dirt fill will be added to the site <br />to allow proper drainage. Grading conducted on the site will be subject to <br />engineering and building standards prior to any development. As conditioned, the <br />existing grades within the driplines of the walnut trees along Stanley Boulevard <br />will be maintained in order to promote the preservation of these existing trees <br />which are a visual resource to the City. The property is not located in the <br />Alquist-Priolo Study Zone. City building code requirements will ensure that <br />building foundations and parking areas are constructed on satisfactorily compacted <br />fill. Erosion control and dust suppression measures will be documented in the final <br />map and/or building permit and will be administered by the City's Building and <br />Public Works Departments. According to the United States Department of <br />Housing and Urban Development Flood Hazard maps, no portion of the site is <br />located in a flood hazard zone. <br /> <br />5. The streets and buildings have been designed and located to complement <br />the natural terrain and landscape. <br /> <br />The site is relatively flat and, therefore, the buildings have been designed to <br />conform to the topography with minimal grading to facilitate drainage of the <br />on-site paved driveway aisles. The proposed layout of the facility, including <br />buildings and drive aisles, has been designed to prevent the loss of any of the <br />existing heritage trees along Stanley Boulevard. The buildings are relatively low in <br />profile, 10ft. in height, so as not to obstruct the view of the distant ridges in the <br />background. Additionally, many of the same landscape materials used along the <br />project's Stanley Boulevard frontage are those used in the existing landscape area <br />along the Stanley Boulevard frontage of the adjacent California Reflections <br />residential subdivision. <br />
