Adequate public safety measures have been incorporated into the design of <br />the plan. <br /> <br />Several public safety measures have been incorporated into the design of the <br />proposed development plan and off-site improvements. A public sidewalk will be <br />constructed along the project's Stanley Boulevard frontage and will provide a <br />connection between the City sidewalks which terminate at the corners of Stanley <br />Boulevard/ Valley Avenue and Reflections Drive/ Stanley Boulevard. The project <br />proponents will install two gated emergency vehicle accesses from the site to the <br />active railroad corridor located immediately to the north of the project site. <br />Additionally, the design of the development plan includes an emergency vehicle <br />access into the facility from Stanley Boulevard for improved response by <br />emergency vehicles. Therefore, adequate access is provided to all structures and <br />the adjacent railroad corridor for police, fire, and other emergency vehicles. <br /> <br />7. The plan conforms to the purposes of the PUD District. <br /> <br />The proposed PUD plan conforms to the purposes of the PUD District. One of <br />the purposes is to encourage efficient use of small, odd-sized or topographically <br />affected parcels difficult for development by itself The proposed development <br />plan has been designed to conform to this irregularly-shaped parcel, rather than to <br />adhere to the zoning standards of the City's Commercial District. As conditioned, <br />the plan also adheres to the PUD purpose which is to provide a mechanism <br />whereby the city can designate parcels and areas requiring special consideration <br />regarding the manner in which development occurs. <br /> <br />WHEREAS, the Planning Commission finds that the PUD plan (Site Plan 1) is consistent with <br />the General Plan and the purposes of the PUD ordinance, and that the proposed <br />project is appropriate for the site. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOL YES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Recommends approval of Case PUD-97 -06, the application of the Pegasus Group <br />for Planned Unit Development (PUD) plan approval to construct a self-storage <br />facility consisting of five self-storage buildings and an office/resident manager's <br />unit totaling 72,550 square feet, located on the north side of Stanley Boulevard <br />between Valley Avenue and Reflections Drive, subject to the conditions shown in <br />Exhibit "B," attached hereto and made part of this case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective immediately upon its passage and adoption. <br />
