<br />Resolution No. PC-97-43 <br />Page 5 <br /> <br />7. The applicants shall submit a building wall color sample to the Planning Director for <br />review and approval. If the Planning Director determines that the proposed wall color <br />doesn't closely match the existing building wall color, then the applicants shall paint the <br />proposed storage building walls to match the existing building wall color. The roll-up <br />doors shall be painted to match the building wall color. The storage building trim color <br />shall be painted to match the existing buildings' trim color. All building colors shall be <br />approved by the Planning Director prior to issuance of building permits for the storage <br />building. <br /> <br />8. The applicants shall attempt to locate a variegated roof color that better matches the <br />existing roof color. Said roof color shall be subject to review and approval by the <br />Planning Director prior to installation. If a variegated roof color acceptable to the <br />Planning Director is not available, then the applicants' shall utilize the reddish-orange <br />roof color on file with the Planning Department. <br /> <br />9. The applicants shall remove the existing outdoor storage area at the rear of the parking lot <br />and drive aisle prior to issuance of building permits for the storage building. <br /> <br />10. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br />and spacing. <br /> <br />11. The landscape plan shall be modified as follows: <br /> <br />a.) The applicants shall add a 4 ft. wide planter with shrubs, groundcover, and <br />irrigation along the rear property line, starting at the east edge of the proposed 9 ft. by 11 <br />ft. planter in front of the storage building, extending easterly along the rear property line, <br />and ending approximately 10ft. west of the gate in front of the relocated trash bin. <br /> <br />Said modification shall be shown on the plans submitted for building permits and shall be <br />subject to review and approval by the Planning Director prior to issuance of building <br />permits. <br /> <br />12. Except for the agapanthus shrubs, all shrubs shall be a minimum of 5 gallon size. <br /> <br />13. The monument sign shall be redesigned to include a maximum of 4 (four) tenant panels. <br />Said revision shall be subject to the review and approval by the Planning Director prior to <br />installation of the monument sign. <br /> <br />14. The monument sign base and trim colors shall match the base and trim colors of the <br />existing buildings. <br /> <br />15. The monument sign shall be located as shown on the "Future Stanley Boulevard <br />Right-of-Way and Construction Plan," attached as Exhibit C. <br />
