<br />Resolution No. PC-97-43 <br />Page 6 <br /> <br />16. The applicants shall install a 1 ft. to 2 ft. wide landscape planter around the base of the <br />monument sign. The design of said landscape planter shall be subject to the review and <br />approval by the Planning Director prior to installation of the monument sign. <br /> <br />17. The monument sign shall not be illuminated, unless subsequent approval is applied for <br />and received from the Planning Department. <br /> <br />18. Any new sign panels necessitated by a change of tenants shall have the same blue <br />background color as shown on the approved sign plans. Individual tenants shall be <br />permitted to utilize their corporate colors for the lettering and logos on their respective <br />sign panel. All future sign panels shall be submitted for the review and approval by the <br />Planning Department. <br /> <br />19. The applicants shall effectively screen from view any new ducts, meters, air conditioning <br />equipment, and any other new mechanical equipment, whether on the structure, on the <br />ground, or on the roof, with materials architecturally compatible with the storage <br />building. Screening details shall be shown on the plans submitted for issuance of <br />building permits, the adequacy of which shall be determined by the Planning Director. <br />All required screening shall be provided prior to building occupancy. <br /> <br />20. Any new mechanical equipment shall be constructed in such a manner that noise <br />emanating from it will not be perceptible beyond the property plane of the subject <br />property in a normal environment for that zoning district. <br /> <br />21. The applicants shall submit a final lighting plan for the storage building and the site for <br />the review and approval of the Planning Director prior to issuance of building permits. <br />Lighting shall be directed away from adjacent properties. <br /> <br />22. The trash container shall be stored within the covered area behind the 3724 Stanley <br />Boulevard building at all times, except when being unloaded. <br /> <br />23. All parking spaces shall be striped. Wheel stops shall be provided unless the spaces are <br />fronted by concrete curbs, in which case sufficient areas shall be provided beyond the <br />ends of all parking spaces to accommodate the overhang of automobiles. <br /> <br />24. Any new utilities required to serve the proposed development on-site shall be installed <br />underground, unless otherwise determined by the City Engineer. <br /> <br />25. The applicants shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping included in this project will be <br />maintained at all times in a manner consistent with the approved landscape plan for this <br />development prior to building occupancy. Said agreement shall run with the land for the <br />duration of the existence of the structures located on the subject property. <br />
