<br />Resolution No. PC-97-43 <br />Page 4 <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br />Case Z-97-58/Z-97-88N-97-03 <br />CSB Construction/Ray's Electrical and Plumbing <br /> <br />PLANNING <br /> <br />I. Development shall be substantially as shown on the development plans, colorboard, and <br />sign elevations, Exhibit "A", dated "Received" May 2, and May 6,1997" on file with the <br />Planning Department, except as modified by the following conditions. Minor changes to <br />the plans may be allowed subject to the approval of the Planning Director if found to be <br />in substantial conformance to the approved exhibits. <br /> <br />2. The applicants shall obtain all building and other applicable City permits and licenses for <br />the project prior to the commencement of construction. <br /> <br />3. The developer shall pay any and all fees to which the property may be subject prior to <br />issuance of building permits. The type and amount of the fees shall be those in effect at <br />the time the building permit is issued. <br /> <br />4. The applicants shall attempt to obtain an agreement or easement on the adjacent parcel to <br />the west (Irby) as necessary to maintain the landscaping and irrigation on the west side of <br />the subject building. If the applicants are unable to obtain said agreement/easement, the <br />six vines shall not be installed along the western side of the storage building, and the <br />trellises shall be widened by approximately 8 (eight) feet. Said trellis modification shall <br />be subject to review and approval by the Planning Director prior to issuance of building <br />permits. <br /> <br />5. The storage building shall not be used/converted into non-storage or independent <br />warehouse/storage use unless adequate parking has been provided on the site. Any new <br />parking spaces shall be subject to separate design review approval. Any such change in <br />use shall be approved by the Planning Director prior to signing a lease or commencement <br />of business operations. <br /> <br />6. The following changes shall be made to the building elevations: <br /> <br />a.) Wood trim around the window and doors shall extend up to the fascia as currently <br />exists on the adjacent buildings on the site. <br /> <br />b.) The northernmost of the three trellises shall be moved 8 ft. to the south to provide <br />a symmetrical balance on the building wall. <br /> <br />Said modifications shall be shown on the plans submitted for issuance of building permits <br />and shall be subject to review and approval by the Planning Director prior to issuance of <br />building permits. <br />
