SEIP-58196\3091224.1 <br /> ATTACHMENT 1 <br />DRAFT CONDITIONS OF APPROVAL <br />P23-0480 <br />3300 Busch Road <br />April 23, 2025 <br />The applicant is hereby notified, as part of this app roval, that (s)he is required to satisfy and <br />maintain compliance with the conditions of approval below. Where approval by the Director of <br />Community Development, Planning Division, City Engineer, City Attorney, Chief Building and <br />Safety Official, Fire Department or other City staff is required, review shall be for compliance <br />with all applicable conditions of approval, adopted applicable policies and guidelines, <br />ordinances, laws and regulations, and accepted practices related to the approval. In addition to <br />complying with the conditions below, the applicant is required to comply with all applicable <br />federal, state, and local laws that pertain to this project whether or not specifically noted herein. <br />This approval is granted for a Housing Site Compliance Review (also referred as Design Review <br />Application No. P23-0480), and Vesting Tentative Subdivision Map 8680 (“VTM”) pursuant to <br />SB330 and other applicable laws and regulations for a housing development project consisting <br />of the following: 1) 310 single-family residential homes with 62 Junior Accessory Dwelling Units <br />(“JADUs”), 2) 102 multiple-family residential units, 3) a neighborhood park, and 4) on- and off- <br />site improvements, as the foregoing are further described and shown in the project application <br />materials, plans and reports listed below (collectively, the “Project”) located at Assessor Parcel <br />No(s). 946-1251-7-4, 946-1251-8-9 and 946-1251-33 at 3300 Busch Road. Development of the <br />Project shall be substantially as shown on the Project materials listed below (collectively, <br />“Project Plans”): <br />a.Project Plans, prepared by KTGY architects+planning, KimleyHorn and <br />Gates+Associates for Seefried Industrial Properties dated “Received” on November 2, <br />2024, and kept on file in the Planning Division of the Community Development <br />Department. <br />b.Incentives/Concession or Waiver Request prepared by Seefried Industrial Properties <br />dated “Received” August 27, 2024, and kept on file in the Planning Division of the <br />Community Development Department. <br />c.Engeo Report dated “Received” on August 24, 2024, and kept on file in the Planning <br />Division of the Community Development. <br />d.Arborist report prepared by McNeil Arboriculture Consultants Inc. dated “Received” <br />November 2, 2024, and kept on file in the Planning Division of the Community <br />Development Department. <br />e.CEQA Consistency Checklist prepared by FirstCarbon Solutions dated “Received” March <br />12, 2025, with all appendices and kept on file in the Planning Division of the Community <br />Development Department. <br />EXHIBIT A <br />ATTACHMENT 1 <br />Docusign Envelope ID: 2B93F64A-C49E-4C2A-BF54-785F6FDA6546
