DIGITAL PLAN SUBMITTAL REQUIREMENT –MULTI-FAMILY RESIDENTIAL: The <br />applicant shall submit site plan and building information to the City’s Geographic <br />Information Services (GIS) Division in a digital format prior to issuance of the first <br />multiple-family building permit. All changes or revisions (if any) to the Project Plans <br />during construction which affect the digital submittal shall be resubmitted for GIS review <br />no later than 1 month prior to scheduling a final inspection. The digital submittal will be <br />checked and approved before the building permit will be finalized; and to the extent it <br />requires updating, then the updated digital submittal will be checked and approved prior <br />to the first certificate of occupancy being granted (if applicable). The information will be <br />used for public safety and emergency response planning by the Police and Fire <br />Departments. Refer to the “Digital Plan Submittal Requirements” for necessary data and <br />file formatting requirements. <br /> <br />51. UNIVERSAL DESIGN – 15 OR MORE MULTI-FAMILY UNITS: All multi-family units, <br />including those otherwise required to be adaptable, shall provide the required “universal <br />design” features as set forth in applicable Building Code provisions. <br /> <br />52. UNIVERSAL DESIGN – 15 OR MORE MULTI-FAMILY UNITS – ADDITIONAL <br />CRITERIA: Unless otherwise approved by the Director of Community Development, a <br />minimum of one unit for each bedroom type offered (one -bedroom, two-bedroom, etc.) <br />and a minimum of five percent of all units required to be adaptable shall provide the <br />following features: <br />• Removable base cabinets beneath the kitchen sink and kitchen work areas. <br />• Pantry cabinet or lowered upper cabinets in the kitchen area to provide accessible <br />storage. <br />• Handheld shower head on 59” hose with adjustable height slide rod. <br />• Install grab bars at all sides of the tub/shower surround . <br />• Provide a shower seat. <br />• Removable base cabinet beneath vanity sink. <br />• All storage closets with shelving within the prescribed reach ranges. <br />• All clothes closets with rod/shelf within accessible reach ranges. <br /> <br />PUBLIC WORKS DEPARTMENT – ENGINEERING DIVISION – 925-931-5650 <br /> <br />53. SANITARY SEWER NETWORK ANALYSIS. The City’s consultant, Woodard & Curran, <br />conducted a sanitary sewer network analysis to assess capacity issues relative to the <br />City’s Sewer Capacity Evaluation Report dated June 2024 (colloquially known as the City- <br />wide sewer network computer model). Within Section 3.2, “Busch Road and Downstream <br />Sewers”, the analysis revealed an impact from the proposed Project that exacerbates a <br />downstream deficiency. To address this impact, the applicant shall contribute the amount <br />of Two Hundred Twenty Two Thousand Two Hundred Seventy Five Dollars ($222,275) as <br />its pro rata fair share financial contribution towards a City project known as “Capacity <br />Project 4”.
