<br /> <br />P23-0480 and TR8680 Planning Commission April 23, 2025 <br />Page 9 of 31 <br />discovered during grading and construction of the project, work shall stop immediately. <br />There shall be no disposition of such human remains, other than in accordance with the <br />procedures and requirements set forth in California Health and Safety Code Section <br />7050.5, Public Resources Section 5097.98, and Title 14 California Code of Regulations <br />Section 15064.5. These code provisions require notification of the County Coroner, who <br />may then notify the Native American Heritage Commission, who in turn must notify the <br />persons believed to be most likely descended from the deceased Native American for <br />appropriate disposition of the remains. A similar note shall appear on the building permit <br />and/or improvement plans. <br /> <br />Fees <br /> <br />42. FEES: The applicant shall pay any and all fees to which the property may be subject, <br />prior to issuance of grading and/or building permits, or prior to recordation of the final <br />map, whichever is applicable. The type and amount of the fees shall be those in effect at <br />the time the SB 330 Preliminary Application was filed, which was on March 1, 2023, and <br />subject to any annual fee adjustments permitted under PMC section 20.04.310. <br /> <br />43. WATER FEES AND WATER METER CONNECTION FEES: The applicant shall pay the <br />applicable Zone 7 and City connection fees and water meter cost for any water meters <br />and irrigation meters, if applicable, prior to building permit issuance. <br /> <br />44. SEWER FEES: The applicant shall pay the applicable Dublin-San Ramon Services <br />District (DSRSD) and City sewer permit fees prior to building permit issuance. <br /> <br />45. SCHOOL IMPACT FEES – RESIDENTIAL NEW CONSTRUCTION: Applicant shall pay <br />the applicable school facilities impact fees to the Pleasanton Unified School District <br />(PUSD) prior to building permit issuance. <br /> <br />46. CONDITIONS OF APPROVAL: The applicant shall provide all initial single-family buyers <br />and all multi-family tenants with copies of the final project conditions of approval. <br /> <br />BUILDING AND SAFETY DIVISION – 925-931-5300 <br /> <br />47. INSPECTION: Special inspections, including but not limited to inspections outside work <br />hours and designated inspector(s) for the project, may be allowed at the discretion of the <br />Chief Building Official. The applicant shall make such request in writing with the <br />understanding that the applicant is responsible for all associated costs and is subject to <br />review and approval by the Chief Building Official. Project Specific Condition <br /> <br />48. BUILDING AND FIRE CLEARANCE: Prior to issuance of a building permit for a multi- <br />family building within the Project, the applicant shall contact the Building and Safety <br />Division and the Fire Department to ensure the proposed use of the multi-family units <br />meets applicable Building and Fire Code requirements. If required, the applicant shall <br />obtain all appropriate City permits. <br /> <br />49.
