The applicants shall increase the sidewalk width across the project frontage to 8 feet. <br />Said modification shall be shown on the plans submitted for issuance of building permits <br />and shall be subject to the review and approval by the Planning Director and City <br />Engineer prior to issuance of building permits for the project. <br /> <br />14. The applicants shall provide a detail of the City trail connection. Said detail shall be <br />shown on the plans submitted for issuance of building permits and shall be subject to the <br />review and approval by the Planning Director and City Engineer prior to issuance of <br />building permits for the project. <br /> <br />15. The applicants shall make the following modifications/revisions to the landscape plan: <br /> <br />a. The applicants shall increase the width of the planter area along the western <br />property line of the adjacent DSRSD-owned property to the east of the site to 20 feet. <br /> <br />b. The quantity of shrub species shall be doubled for the entire site. <br /> <br />c. The five western redbud trees along the eastern property line planter area shall be <br />substituted with an evergreen screen tree that complements the proposed redwood trees. <br /> <br />d. The agapanthus shrubs shall be limited to accent areas only. <br /> <br />e. One or more groundcover species shall be used on the site. <br /> <br />f. Shrubs and groundcover shall be added to the parking lot planter islands. <br /> <br />The applicant shall obtain approval from the DSRSD to install landscaping on its <br />property. The above changes shall be subject to the approval of the Planning Director <br />and shall be shown on the final landscape plan. <br /> <br />16. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br />and spacing. <br /> <br />17. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />18. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas. <br />
