<br />Resolution No. PC-97-38 <br />Page 9 <br /> <br />19. The applicant shall provide root control barriers and four inch perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet in width, as <br />determined necessary by the Planning Director at the time of review of the final <br />landscape plans. <br /> <br />20. Prior to occupancy, the landscape architect shall certify in wrltmg to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants and <br />overall design concept. <br /> <br />21. The developer is encouraged to work with the City's Civic Arts Commission to provide <br />public art. <br /> <br />22. Prior to installation of any signs, a final comprehensive sign program shall be submitted <br />to the Planning Director for review and approval. Said sign program shall include the <br />specific details for each sign (i.e., colors, materials, illumination, location, sign text, etc.). <br />The following conditions shall be incorporated into the project signs: <br /> <br />a. The height ofthe proposed monument sign shall not exceed 6 ft. in height. <br /> <br />b. If illumination of the monument sign is desired, it shall be by either <br />ground-mounted spot lights or shall be internally illuminated letters with an opaque sign <br />background. <br /> <br />23. No window signs (temporary or permanent) shall be installed without prior approval by <br />the Planning Director. The applicant may submit a comprehensive window sign program <br />addressing permanent and temporary window signage. <br /> <br />24. The trash enclosure shall match the materials and colors of the building. The applicants <br />shall include trash enclosure elevations on the plans submitted for issuance of building <br />permits. Said plans shall be subject to review and approval by the Planning Director <br />prior to issuance of building permits. Trash containers shall be stored within the <br />enclosures at all times, except when being unloaded. <br /> <br />25. The applicants shall effectively screen from view all ducts, meters, air conditioning <br />equipment, and any other mechanical equipment, whether on the structure, on the ground, <br />or on the roof, with materials architecturally compatible with the main structure. <br />Screening details shall be shown on the plans submitted for issuance of building permits, <br />the adequacy of which shall be determined by the Planning Director. All required <br />screening shall be provided prior to building oCCUPanCY. <br />
