The <br />home covered by this approval shah be designed to achieve a minimum of SO points <br />using the ACWMA's Green Points rating system. The green building measures shall be <br />shown on one of the first two pages of the plans submitted for issuance of a building <br />permit. <br /> <br />The project developer shall grant an easement to a responsible party (determined by the <br />City Engineer and the City Attorney) to maintain the underground wells and holding <br />tanks. The language of the easement shall be approved by the City Attorney prior to <br />recording. <br /> <br />The applicant's engineer shall demonstrate to the satisfaction of the City Engineer that the <br />existing 8-inch water and 8-inch sewer laterals stubbed to the site can be used for an <br />individual house lateral. If the City Engineer determines that the existing laterals cannot <br />be used the existing laterals shall be abandoned and new laterals installed. <br /> <br />The applicant shall dedicate to the City of Pleasanton in fee title that portion of "Old" <br />Vineyard Avenue lying within the existing street easement. Said dedication shall be <br />shown on the first Parcel Map, unless determined otherwise by the City Engineer. <br /> <br />The project developer shall provide a site-specific open space management plan, <br />including long-term maintenance requirements of the open space area and fire prevention <br />measures. This plan is subject to the review and approval by the Planning Director and <br />the Fire Marshal prior to issuance ora building permit. A restrictive covenant requiring <br />owner to implement the plan shall be recorded with the Alameda Recorder's Office <br />concurrent with final map after approval of City Attorney. <br /> <br />Concurrent with the recordation of a parcel map to create the single-family residential <br />parcel, owner shall record with the Alameda County Recorder's Office the following: <br />a) annexation of this parcel to the Vineyard View Declaration of Restrictions (CC&Rs) <br />(recorded August 10, 2004 at 2004-363884); and b) amendment of the Vineyard View <br />Driveway Easement and Maintenance Agreement (recorded August 10-2004 at 2004- <br />363885) to include this parcel in the driveway easement pursuant to the terms of the <br />Agreement. These documents shall be approved by the City Attorney prior to recording. <br /> <br />The project developer shall submit a waste management plan to the Building Department <br />prior to issuance of building or demolition permits. The plan shall include the estimated <br />composition and quantities of waste to be generated and how the project developer <br />intends to recycle at least 50-percent of the total job site construction and demolition <br />waste measured by weight or volume. Proof of compliance shall be provided to the Chief <br />Building Official prior to the issuance of a final building permit.
