As shown on the grading plan, no grading is being proposed near the <br />existing trees, thus none of the existing trees would be impacted by the proposed development. <br /> <br />Soils Investigation Report <br /> <br />The Specific Plan requires site-specific geotechnical studies be completed for new development <br />in the Plan Area in order to evaluate any necessary geotechnical mitigation measures. A <br />geotechnical investigation report, dated November 8, 2004 prepared by Berlogar Geotechnical <br />Consultants, reviews soils information for the Site. Based on the site borings, the report stated <br />that the proposed development can be constructed on the subject location, provided that <br />necessary mitigation measures and construction procedures recommended in the report are <br />incorporated into the project design and are carried out through construction. The City Engineer <br />has reviewed the report and found that the report to be generally adequate and satisfactory. <br />However, to ensure that no debris from the former landfill extends under this portion of the <br />property, the City Engineer has requested that additional test pit(s) be dug within the building <br />pad area and that the geotechnical engineer to confirm that materials encountered appear to be <br />native soils and that no significant fill materials have been placed on the parcel. Berlogar <br />Geotechnical Consultants provided an addendum, dated November 30, 2004, confirming no <br />unexpected material was found. During the construction of the adjacent Vineyard View <br />subdivision, no landfill material was encountered, however, during the construction of the <br />residential subdivision to the east, the McCurdy property, some material was found and needed <br />to be excavated. <br /> <br />Building Architecture <br /> <br />The Specific Plan requires that homes on the lots zoned Low-Density Residential District in <br />Subarea lhave a traditional style architecture with porches, bay windows, balconies, etc., on the <br />front of the home to provide an interesting streetscape and encourage neighborhood interaction. <br />The design of these traditional-style homes is to blend with the existing neighborhoods to the <br />west of this edge of the Specific Plan Area. Those neighborhoods are Pleasanton Meadows and <br />Vintage Hills II. <br /> <br />A generous-sized porch area has been included at the front of the building, consistent with the <br />Specific Plan and the other homes in the Vineyard View and Vineyard Hill subdivisions. The <br />Craftsman architectural style is consistent with the other homes Delco Builders is constructing <br />in their two adjacent subdivisions. The proposed building front faqade is articulated varying the <br />building form and volume. The loft feature breaks the roof volume and makes the front elevation <br />more appealing. Trim elements include exposed decorative wood brackets, stone-based columns <br />at the front porch, and stone-and-stucco building exterior.
