V. PUBLIC NOTICE <br /> <br />Notices regarding the proposed design review application and related public hearing were <br />mailed to property owners and tenants within 1,000 fl. of the subject property. At the writing of <br />this report, staffhas received two comments regarding this proposal. Mr. Bob Byrd came in to <br />review the plans. Although he supports the project, he feels the addition's design should have <br />more of the look and feel of a retail venue. Mr. Chris Beratlis phoned in to comment that while <br />he supports the project, he wants to verify that the applicant would either provide adequate off- <br />street parking or pay in-lieu parking fees. <br /> <br />VI. CONCLUSION <br /> <br />The proposed development meets all applicable requirements of the Pleasanton Municipal Code, <br />and is consistent with the provisions of the Downtown Specific Plan and the Downtown Design <br />Guidelines. Staffbelieves the applicant has proposed an attractive retail addition. Staff believes <br />that the architectural style of the addition is appropriate for Downtown and would complement <br />the existing buildings on Railroad Avenue and the surrounding neighborhood. <br /> <br />VII. ENVIRONMENTAL ASSESSMENT <br /> <br />Additions to existing structures that do result in an increase of more than 50 percent of the floor <br />area of the structures before the addition, or 2500 square feet, whichever is less; are <br />categorically exempt (Class 1) from the requirements of the California Environmental Quality <br />Act (CEQA). Therefore, no environmental document accompanies this report. <br /> <br />VIII.
