II. SITE DESCRIPTION <br /> <br />The project site is a 55 ft. by 125 ft. parcel, measuring approximately 6,875 square feet in area. <br />The lot is located in the Downtown on the west side of Railroad Avenue (please refer to the <br />attached location map). The subject property is developed with a single-story, single-family <br />dwelling and a two-car detached garage constructed in 1900. In 2001, the current owner <br />obtained design review approval and constructed a 910 sq. ft. single-story addition at the rear of <br />the existing house. The site topography is generally flat. There are four trees on the property that are <br />over six inches in diameter. The front yard tree is as a "Heritage Tree" as defined by the Pleasanton <br />Municipal Code. <br /> <br />Front of the property <br /> <br />Rear of the Property <br /> <br />The property is located in an area of mixed land uses. The property is bordered on the south by <br />the Meadowlark Dairy (57 Neal Street), on the west by a multi-tenant commercial building (87- <br />99 Neal Street), and on the north by the Birth Home birthing center (4457 Railroad Avenue). <br />Wayside Park and the Pleasanton Ice House are located to the east, across Railroad Avenue. <br /> <br />III. PROJECT DESCRIPTION <br /> <br />The applicant has proposed to construct a 768 sq. ft., single-story retail addition to the from of <br />the existing 1933 sq. ft. single-family dwelling, and to pave the rear portion of the lot to add <br />three 9 ft. by 18 ft. parking spaces for retail customers. The existing two-car garage will be <br />retained.
