Site Layout <br /> <br />The proposed retail addition would be set back 11 ft. 6 in. from the front property line. The <br />width of the addition would be flush with the width of the original house and would maintain the <br />existing a 17 ft. 6 in. setback from the south property line and the 6 ft. setback from the north <br />property line. The retail addition would be constructed to match the height of the existing house: <br />21 ft. 7 in. as measured from the grade to the main building ridge. <br /> <br />The rear of the lot would be paved with concrete to provide the three 9 ft. by 18ft. parking <br />spaces required by §18.88.030(F)(1) of the Pleasanton Municipal Code for retail uses. An <br />existing, 17 ft. 6 in. driveway located along the south property line would provide access to the <br />proposed parking spaces. <br /> <br />Building Design <br /> <br />The new retail addition would match the existing building design as to materials and detailing. <br />The downtown character will be retained through use of wood siding and double hung windows. <br />The addition and house will be repainted with "Rockvale,' a taupe-gray color, with black trim <br />and off-white accents. <br /> <br />Signage <br /> <br />The applicant proposes to locate a retail sign above the approximate 1.5 ft. x 6 ft. space above <br />the front entrance as shown on the front building elevations. These dimensions fall within the <br />116 sq. ft. allowed to the applicant under the Pleasanton Municipal Code. This application does <br />not approve a proposed sign. As condition, the applicant will submit a sign design details under <br />a separate application. <br /> <br />Fencing <br /> <br />A 47 in. tall wood picket fence is located on the front property line, and 6 ft. tall solid wood <br />fence is located on the side and rear property lines. The applicant is proposing to retain all <br />existing fencing. <br /> <br />Landscaping and Existing Trees <br /> <br />The property is home to four trees, one being a heritage-sized tree. None of the existing trees <br />will be impacted by the proposed project. In order to protect the heritage tree, the a draft <br />condition of approval (# 12) requires the project developer to post cash, letter of credit, or other <br />security satisfactory to the Planning Director in the amount of five-thousand- dollars ($5,000.00) <br />for each tree required to be preserved.
