9) Visual Analysis: <br />A visual analysis shall be conducted prior to development plan approval <br />of all homes within the Plan Area. All practical efforts shall be made to <br />completely screen the view of all improvements proposed in areas <br />exceeding elevation 475 feet from off-site areas. <br />Fire Safety Requirements: <br />a) All brush and other flammable materials shall be cleared within at <br />least 30 feet of new homes. Ornamental landscaping shall <br />emphasize the use of fire-resistant species. <br />b) The installation of an early-warning fire-detection system or device <br />shall be provided in all residential and commercial structures <br />required by the Fire Marshall. <br />c) Automatic fire sprinklers shall be required in all structures <br />specified in the Uniform Building Code in addition to all structures <br />of 8 ,000 square feet and greater in floor area . Fire sprinklers <br />shall also be required in all new homes located in high and <br />extremely high fire hazard areas (Lots 17 , and 22-27). <br />d) All new homes developed above elevation 540 feet shall be <br />constructed with automatic fire sprinklers and Class A <br />fire-retardant roofing. All other homes shall be constructed with <br />at least Class B roofing. Wood shakes and shingle roofing on new <br />homes shall not be permitted within the Plan Area. <br />e) All new homes located above elevation 540 feet shall be provided <br />with an elevated on-site water storage tank (minimum 1,000-gallon <br />capacity), subject to approval by the Fire Marshall, to ensure <br />adequate water pressure for domestic use, automatic fire <br />sprinklers, and other approved fire systems. <br />t) All residences located on slopes greater than 15 percent shall be <br />accessible from driveways designed to accommodate fire-fighting <br />equipment. Driveways shall be a minimum of 16 feet wide and <br />20 feet clear. Driveways exceeding 150 feet in length shall be <br />designed to allow a fire truck to turn around. <br />g) All new development shall be provided with sufficient fire-flow <br />facilities, in conformance with the requirements of the Fire <br />Marshall . <br />28
