b) A continuous open space band of at least 30 feet in width (to be <br />precisely determined at the time of PUD development plan <br />approval) shall be maintained between the southern right-of-way <br />line of the existing Vineyard A venue and any future fencing on <br />Lots 22 and 23 . An open-space easement over this area shall be <br />deeded to the City at the time of final subdivision map recordation <br />which restricts the use of this area to landscape planting and <br />irrigation, infrastructure facilities , and storm water drainage <br />facilities. No buildings or fencing shall be permitted within this <br />area. A coordinated landscape and irrigation plan shall be <br />designed for this area to screen the views of homes from off-site <br />areas to the north. A landscape management plan shall be <br />prepared to establish private responsibility for permanently <br />maintaining landscape materials within this area. A coordinated <br />fencing design plan shall be prepared for the area immediately <br />south of the southern edge of the open space band. Future <br />buildings to the south of the open-space band shall be located at <br />least 30 feet back from the southern edge of the band. <br />6) Caretaker Dwelling on Lot 22: <br />The existing caretaker dwelling on Lot 22 may be relocated elsewhere in <br />the Open Space district of Lot 22, subject to PUD development plan <br />approval. As a condition of relocation, the home shall be connected to <br />City water and sanitary sewer facilities, but since it is a "secondary <br />dwelling," it shall not be subject to public infrastructure cost-sharing <br />participation . <br />7) Development Standards for Lot 28: <br />In order to minimize the potential impacts of Lot 28 housing development <br />on the Foley Ranch operations located to the south of Lots 29 , 30, and 31, <br />the following additional standards shall apply: <br />a) Future home sites on Lot 28 shall be clustered as far to the west <br />as feasible; and <br />b) A visual analysis shall be conducted prior to development plan <br />approval for Lot 28 to evaluate the visibility of proposed housing <br />on the Foley Ranch corral. Future homes on Lot 28 which would <br />otherwise be visible from the corral shall not exceed 25 feet and <br />one story in height. <br />8) Development Standards for Lot 29: <br />Future housing on Lot 29 shall be set back a minimum of 200 feet from <br />the southern property line in order to provide a buffer between the home <br />and the agricultural land to the south. <br />27
