2) <br />3) <br />4) <br />5) <br />Visual Standards for Lot 4: <br />The north-and west-facing slopes of Lot 4 shall be substantially preserved <br />with little or no grading . Grading on other areas of the site shall be <br />carefully engineered to create natural and not geometric contours , with no <br />slope exceeding a 3: 1 grade . <br />Visual Standards for Lot 12 : <br />In order to minimize the potential visual impacts of development of <br />Lot 12, the following additional standards shall apply: <br />a) No more than one lot shall be permitted to occupy the rear <br />175 feet of the existing Lot 12; <br />b) Buildings on lots that are located within 300 feet of the existing <br />Lot 12 rear lot line shall not exceed one-story and 25 feet in <br />height; <br />c) A 165-foot wide open-space band shall be permanently maintained <br />along the south end of Lot 12 . An open space easement shall be <br />granted over this area to the City at the time of final subdivision <br />map recordation which restricts the use and improvements to <br />livestock grazing, open fencing , underground infrastructure <br />facilities , and storm-water drainage facilitie s. Solar collectors , dog <br />runs, play structures , and private roads shall specifically not be <br />permitted within this area . A land management plan shall be <br />prepared to establish private responsibility for permanently <br />maintaining this open space band ; <br />d) Future buildings located to the north of the northerly boundary of <br />the open space easement shall be constructed at least 40 feet north <br />of the easement; and <br />e) Grading on the ridge and north-facing slope of Lot 12 shall be <br />carefully engineered to create natural and not geometric contours, <br />with no slope exceeding a 3: 1 grade . <br />Density Bonus for Lot 21: <br />A housing density bonus of three Medium Density Residential homes <br />(three beyond the 23 that would otherwise be allotted) is permitted for <br />Lot 21 upon dedication of the full street right-of-way required for the <br />realignment of Vineyard Avenue on Lots 21 and 33, and fee title or <br />easement dedication adequate to accommodate the necessary Plan Area <br />storm water detention facilities . <br />Visual Standards for Lots 22 and 23: <br />In order to minimize the potential visual impacts of development located <br />along Vineyard Avenue on Lots 22 and 23, the following additional <br />standards shall apply: <br />a) Buildings on lots which abut Vineyard A venue shall not exceed <br />one story and 25 feet in height; <br />26
