For this application, <br />the applicant submitted a site-specific Geotechnical Investigation report by Geo-Logic <br />Associates that addresses creek bank stability and liquefaction. The following report <br /> recommendations must be incorporated into the site design: <br /> <br /> Stitch piers shall be installed along the top of the existing creek bank. Stitch piers shall <br /> consist of drilled, cast-in-place, reinforced concrete piers. Minimum pier diameter shall be <br />24 inches. Center-to-center spacing between piers shall be no more than two times the <br />pier diameter. The upper portion of the stitch piers above the toe of creek bank elevation <br />shall be designed to retain the soil and surcharge forces behind the piers. Resistance to <br />vertical and lateral loads shall be from the lower portion of the piers below the toe of creek <br /> elevation. (Address this condition prior to plan approval). Project Specific Condition. <br /> <br />54. ACCESS TO CREEK: Lot D shall allow access to the creek for maintenance personnel. <br />A locked gate shall be provided to prevent entry by unauthorized residents or the public. <br />(Address this condition prior to plan approval). SANITARY SEWER BACKUPS: The plumbing fixtures proposed within the basements <br />will be subject to back-up if an obstruction occurs in the City’s mainline sewer within Saint <br />John Street. The basements shall therefore be serviced by a sewage ejector system with <br />a backflow prevention device to assure no sewage backups in the basements. CONDITIONS OF APPROVAL: These Conditions of Approval shall be depicted on a <br />plan sheet(s) in the submitted plans for construction. (Address this condition prior to <br />subdivision improvement plan approval). <br /> <br /> <br />57. DESIGN PER CITY STANDARDS: All public improvements shall be designed in <br />conformance with the City of Pleasanton Municipal Code and the City’s adopted Standard <br />Specifications and Details in effect at the time of issuance of the permit(s). ENGINEERING DEPARTMENT FEES FOR SERVICE: The Engineering Department <br />assesses fees for services including plan-check, permit issuance, and inspection <br />according to the City’s adopted Master Fee Schedule. These fees are separate and <br />distinct from fees assessed by the Community Development Department (including <br />Planning and Building Division fees). The applicant is responsible for payment of all <br />Engineering Department fees prior to services rendered or permit issuance, whichever is <br />first.
