For this application, the applicant submitted a site-specific Geotechnical Investigation report by Geo-Logic Associates that addresses creek bank stability and liquefaction. The following report recommendations must be incorporated into the site design: Stitch piers shall be installed along the top of the existing creek bank. Stitch piers shall consist of drilled, cast-in-place, reinforced concrete piers. Minimum pier diameter shall be 24 inches. Center-to-center spacing between piers shall be no more than two times the pier diameter. The upper portion of the stitch piers above the toe of creek bank elevation shall be designed to retain the soil and surcharge forces behind the piers. Resistance to vertical and lateral loads shall be from the lower portion of the piers below the toe of creek elevation. (Address this condition prior to plan approval). Project Specific Condition. 54. ACCESS TO CREEK: Lot D shall allow access to the creek for maintenance personnel. SANITARY SEWER BACKUPS: The plumbing fixtures proposed within the basements will be subject to back-up if an obstruction occurs in the City’s mainline sewer within Saint John Street. These fees are separate and distinct from fees assessed by the Community Development Department (including Planning and Building Division fees). The applicant is responsible for payment of all Engineering Department fees prior to services rendered or permit issuance, whichever is first. (Address this condition prior to plan approval).
