Resolution No. 04-096 <br />Page 5 <br /> <br />The relevant objectives, as they relate to this project, are not <br />significant. The benefits of the proposed project clearly offset each <br />of the relevant objectives of the Act, as they are consistent with the <br />Vineyard Avenue Corridor Specific Plan. The project will add <br />housing consistent with the City's General Plan and growth <br />management plan. In its undeveloped state the RMC property adds <br />little to the State's existing and future food supply. Development <br />will not be discontinuous and the years of planning associated with <br />the adoption of the Specific Plan, related rezoning to PUD- <br />MDR/OS/Vineyard (Planned Unit Development - Medium Density <br />Residential Open Space/Vineyard) District, and the subsequent <br />approval of the Tentative Map and related Development Agreement <br />allow the City to control contiguous and continuous thoroughly <br />planned development. Lastly, permanent open space has been <br />provided for in the City's General Plan sufficient to provide the <br />physical, social, and esthetics assets needed by present and future <br />residents of Pleasanton. Further, the proposed project will include <br />significant open space and vineyards in its development plan. <br /> <br />As the Specific Plan has been adopted by the City Council, the <br />development of the property, in a form consistent with the plan as <br />depicted in the PUD plan and Tentative Ma, shall not result in the <br />premature conversion of agricultural land to urban uses and such <br />development shall contribute to the overall continuity of the <br />development in the City. <br /> <br />That there is no proximate noncontracted land which is both available and <br />suitable for the use to which it is proposed the contracted land be put, or, <br />that development of the contracted land would provide more contiguous <br />patterns of urban development than development of proximate <br />noncontracted land. <br /> <br />This is the same finding as the earlier finding under paragraph 15(E) <br />above. <br /> <br />NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON RESOLVES <br />AS FOLLOWS: <br /> <br />Section 1: <br /> <br />Council approves tentative cancellation of Williamson Act Agricultural Preserve <br />Contract 1974-10B under the provisions of California Government Code Section <br />51282 removing 21.5-* acres of land located on the south side of Vineyard Avenue: <br /> <br />That the City Clerk be directed and authorized to record a Certificate of <br />Tentative Cancellation for the property. <br /> <br /> <br />
