City of Pleasanton—Merritt Property Project <br />15183 Consistency Checklist Project Description <br /> <br /> <br /> 7 <br />2.2 - Project Location and Setting <br />2.2.1 - Location <br />4141 Foothill Road, Pleasanton, California 94588 (Exhibit 1) <br />2.2.2 - Existing Environmental Setting <br />Project Site <br />The approximately 46.4-acre site is currently developed with two single-family <br />homes, a barn, and a workshop. There are wooden and chain-link fences <br />running the length of the north and south boundaries of the project site, <br />separating it from an adjacent residential neighborhood. A large, cement- <br />block sound wall borders the east project boundary and separates it from <br />Interstate 680 (I-680). The remainder of the property consists of a dormant <br />walnut orchard that was abandoned in the 1990s. Most of the eastern <br />portion of the project site is classified as Unique Farmland, although some <br />land is classified as Grazing Land, and approximately 9 acres are classified as <br />Urban and Built-Up Land (see Exhibit 3.17-1 in the Housing Element Update <br />FEIR). <br />The project site is bordered on the west by Foothill Road, undeveloped land, <br />and a small subdivision, and to the east by I-680. The southern boundary of <br />the project site is bordered by low density residential development along <br />Foothill Knolls Drive as well as Meadowlark Park. The northern boundary is <br />bordered by medium density homes along Alderwood Court, Fallwood <br />Court, Fernwood Way, Redwood Court, Northwood Court, Eastwood Way, <br />and Ashwood Drive; Foothill High School is located farther to the north <br />(Exhibits 2 and 3). <br />Surrounding Land Uses <br />North: One-family residential district; 6,500 minimum lot size (R-1-65) <br />South: Planned Unit Development – Low Density Residential (PUD-LDR) <br />East: Interstate-680; and further east is Arroyo de la Laguna; Planned Unit <br />Development – Medium Density Residential (PUD-MDR) <br />West: East County Area Plan-Rural Residential (ECAP-RR); Planned Unit <br />Development-Low Density Residential (0 to 2 dwelling units per acre <br />[du/ac])/Rural Density Residential/Open Space (PUD-LDR/RDR/OS)
