P24-0198, 1262 Quarry Lane, Suite A Planning Commission <br />3 of 7 <br />Figure 2: Site Plan <br /> <br />PROPOSED PROJECT <br />Tri-Valley Judo proposes to occupy the approximately 2,912-square-foot tenant space (Suite <br />A) and operate a martial arts studio that offers instruction for students aged five to 17 years <br />old. The proposed hours of operation Monday through Friday would be 6 a.m. to 7:15 a.m. for <br />an adult-only class, 5 p.m. to 5:45 p.m. for a five- to ten-year-old class, 6 p.m. to 7 p.m. for an <br />11- to 17-year-old class, and 7:15 p.m. to 9 p.m. for an adult only class. The proposed hours of <br />operation for Saturdays are 9 a.m. to 9:45 a.m. for a five - to 10-year-old class, 10 a.m. to 11 <br />a.m. for an 11- to 17-year-old class, and 11:15 a.m. to 12:30 p.m. for an adult only class. Each <br />class would have no more than 20 students at a time with a maximum of three coaches which <br />would collectively be up to 23 people total on-site at any one time. <br /> <br />The current condominium floor plan configuration consists of a large open space on the west <br />end with a roll up door on the western-most façade, and two smaller waiting rooms and an <br />office on the east end. There are no proposed alterations to the current layout of Suite A. All <br />exterior entrances to the condominium would remain in use except for the roll up door on the <br />western façade, which would only be used for deliveries. See Figure 3 for the proposed floor <br />plan. <br />
