P24-0198, 1262 Quarry Lane, Suite A Planning Commission <br />2 of 7 <br />schools, tutoring facilities, daycare facilities, and religious facilities and/or membership <br />organizations. <br /> <br />Kevin Butler, representing Tri-Valley Judo, is requesting CUP approval to operate a martial <br />arts studio, to allow the business to move from one location in the Business Park to another. <br />As noted above, martial arts studios are conditionally permitted at this location with the <br />approval of a CUP. The CUP application is before the Planning Commission for consideration. <br /> <br />SITE AND AREA DESCRIPTION <br />The subject parcel is a flat and fully developed approximately 0.66-acre parcel near the north <br />end of Quarry Lane within the Valley Business Park. There is an approximately 9,936-square- <br />foot, single-story building constructed on the subject parcel that has been split into four <br />commercial condominiums. The subject condominium (Suite A), which is currently vacant, <br />comprises approximately 2,912 square feet. There are 32 shared parking spaces on the <br />subject parcel. The subject parcel and building are accessible from one driveway off of Quarry <br />Lane. Figure 1 shows an aerial photograph of the subject parcel and building, and Figure 2 <br />shows the existing site plan.
