<br />Page 15 <br /> <br />are offered including scarification and drying, removal and replacement, and chemical <br />treatment. The plans must include one (or more) of these stabilization methods. <br />c. Section 10.4 discusses “Pavement Cutoff” to mitigate surface water penetration into native <br />expansive clay soils which could significantly reduce pavement life. Several alternatives <br />are recommended, all of which must be keyed into pavement subgrade soils at least 4”. <br />One or more of these alternatives shall be incorporated into the pavement design. <br /> <br />79. POTABLE WATER SERVICE. The City purchases potable water wholesale from Zone 7 Water <br />Agency. Fees are due to both the City of Pleasanton and Zone 7 for new connections to the <br />City’s pipe network. Said fee amounts appear in the City’s adopted Master Fee Schedule. For <br />more information about water usage in Pleasanton, refer to Pleasanton Municipal Code Title 14. <br /> <br /> This property is currently served by an existing 5/8-inch-diameter water meter (Account #3378- <br />14000-001, Meter #55550473). If this meter will not be utilized as part of the proposed <br />development, the applicant shall contact the City’s Utility Billing Division at 925-931-5500 or <br />osd@cityofpleasantonca.gov to initiate the meter removal process. Removal of said meter will <br />be performed by City staff. Any outstanding water consumption charges must be paid in full prior <br />to the meter removal as well as all fees associated with the disconnection. Fee credits will be <br />offered for the removed meter when new water services are requested. <br /> <br />80. RECYCLED WATER. The City operates a recycled water network for landscape irrigation <br />according to Pleasanton Municipal Code Chapter 14.20. The subject property resides within the <br />recycled water use area and must therefore utilize said water for irrigation purposes upon <br />development. The network extends along the Hopyard Road frontage of the property. <br />Connection fees are shown in the City’s adopted Master Fee Schedule. <br /> <br />81. SANITARY SEWER. The City operates the sanitary sewer pipe network that serves this <br />property. Fees are due to both the City of Pleasanton and Dublin San Ramon Services District <br />upon connection to the pipe network, with credits offered for prior uses. Sewer service in <br />Pleasanton is regulated by Pleasanton Municipal Code Title 15. <br /> <br /> Capacity in the City’s sanitary sewer network to serve the development must be verified by <br />running a scenario in the City’s network computer model. The computer model is operated by a <br />consultant retained by the City. The consultant will run the scenario and then issue a report with <br />their findings. The applicant shall fund this effort and address any discovered network <br />deficiencies that are directly attributable to the development. <br /> <br />Standard Conditions of Approval <br />82. CONDITIONS OF APPROVAL: These Conditions of Approval shall be depicted on a plan <br />sheet(s) in the submitted plans for construction. (Address this condition prior to plan approval) <br /> <br />83. ENGINEERING DIVISION FEES FOR SERVICE: The Engineering Division assesses fees for <br />services including plan-check, permit issuance, and inspection according to the City’s adopted <br />Master Fee Schedule. These fees are separate and distinct from fees assessed by the <br />Community Development Department (including Planning and Building Division fees). The <br />applicant is responsible for payment of all Engineering Division fees prior to services rendered <br />or permit issuance, whichever is first. (Address this condition prior to plan approval) <br />
