DESIGN PER CITY STANDARDS: All public improvements shall be designed in conformance <br />with the City of Pleasanton Municipal Code and the City’s adopted Standard Specifications and <br />Details in effect at the time of issuance of the permit(s). CLEAN WATER PROGRAM (HYDROMODIFICATION PROJECTS): Because the project <br />creates and/or replaces more than 43,560 square feet (1.00 acres) of impervious surface, <br />increases impervious surface over pre-project conditions, and is located in a susceptible area, it <br />is considered a Hydromodification (HM) Project according to Provision C.3.g of the Municipal <br />Regional Stormwater NPDES Permit that regulates stormwater runoff in Alameda County. The <br />Alameda Countywide Clean Water Program developed a C.3 Guidance Manual to assist <br />applicants in addressing these regulations. The Guidance Manual is available for download at: <br /> <br /> https://www.cleanwaterprogram.org/businesses/development.html <br /> <br />HM projects must include stormwater treatment measures in the site design to cause no <br />increase in the erosion potential of the receiving stream over the pre-project (existing) condition. <br />To demonstrate compliance, the City encourages use of the Bay Area Hydraulic Model (BAHM). <br />The model software can be downloaded at no cost from Clear Creek Solutions. In addition, HM <br />projects must be subject to a Stormwater Treatment Measure Maintenance Agreement between <br />the City and property owner to assure long-term maintenance of the installed measures. The <br />City will provide a template agreement. Once executed, the agreement must be recorded <br />against the property. (Address this condition prior to plan approval) <br /> <br />86. GEOTECHNICAL RECOMMENDATIONS: Recommendations from the project’s geotechnical <br />investigation, as prepared by a California-licensed Geotechnical Engineer or Certified <br />Engineering Geologist, shall be incorporated into the design of the improvements and/or <br />explicitly noted on the plans. The author(s) of the geotechnical investigation shall certify on the <br />plans that the design complies with their recommendations. During construction, the applicant <br />must follow all recommendations. (Address this condition prior to plan approval) <br /> <br />87. SUBDIVISION MAPS: The subdivision of land is governed by Pleasanton Municipal Code Title <br />19, as well as the California Government Code §§66410-66499.85 (Subdivision Map Act). All <br />maps are subject to review and approval by the City Engineer. Recordation of the subdivision <br />map shall be coordinated by the applicant’s title company, with one full-sized mylar copy of the <br />recorded map returned to the City. <br /> <br /> The following statement shall be included on the cover sheet of the map: “I, Adam Nelkie, P.E., <br />City Engineer of the City of Pleasanton, County of Alameda, State of California, do hereby state <br />that I have examined the herein embodied map entitled “[MAP NAME/NUMBER]” consisting of <br />[NUMBER OF SHEETS] sheets, this statement being on Sheet 1 thereof and that the [PARCEL <br />OR TRACT] map was presented to me as provided by local ordinance. This map conforms with <br />the requirements of the Subdivision Map Act and of any local ordinances applicable at the time <br />of approval of the tentative map, and the subdivision as shown is substantially the same as it
