DESIGN PER CITY STANDARDS: All public improvements shall be designed in <br /> conformance with the City of Pleasanton Municipal Code and the City's adopted Standard <br /> Specifications and Details in effect at the time of issuance of the permit(s). CLEAN WATER PROGRAM (HYDROMODIFICATION PROJECTS): Because the project <br /> creates and/or replaces more than 43,560 square feet (1.00 acres) of impervious surface, <br /> increases impervious surface over pre-project conditions, and is located in a susceptible <br /> area, it is considered a Hydromodification (HM) Project according to Provision C.3.g of the <br /> Municipal Regional Stormwater NPDES Permit that regulates stormwater runoff in Alameda <br /> County. The Alameda Countywide Clean Water Program developed a C.3 Guidance Manual <br /> to assist applicants in addressing these regulations. The Guidance Manual is available for <br /> download at: <br /> https://www.cleanwaterprogram.org/businesses/development.htmI <br /> HM projects must include stormwater treatment measures in the site design to cause no <br /> increase in the erosion potential of the receiving stream over the pre-project (existing) <br /> condition. To demonstrate compliance, the City encourages use of the Bay Area Hydraulic <br /> Model (BAHM). The model software can be downloaded at no cost from Clear Creek <br /> Solutions. In addition, HM projects must be subject to a Stormwater Treatment Measure <br /> Maintenance Agreement between the City and property owner to assure long-term <br /> maintenance of the installed measures. The City will provide a template agreement. Once <br /> executed, the agreement must be recorded against the property. (Address this condition <br /> prior to plan approval) <br /> 91. GEOTECHNICAL RECOMMENDATIONS: Recommendations from the project's <br /> geotechnical investigation, as prepared by a California-licensed Geotechnical Engineer or <br /> Certified Engineering Geologist, shall be incorporated into the design of the improvements <br /> and/or explicitly noted on the plans. The author(s) of the geotechnical investigation shall <br /> certify on the plans that the design complies with their recommendations. During <br /> construction, the applicant must follow all recommendations. (Address this condition prior to <br /> plan approval) <br /> 92. SUBDIVISION MAPS: The subdivision of land is governed by Pleasanton Municipal Code <br /> Title 19, as well as the California Government Code §§66410-66499.85 (Subdivision Map <br /> Act). All maps are subject to review and approval by the City Engineer. Recordation of the <br /> subdivision map shall be coordinated by the applicant's title company, with one full-sized <br /> mylar copy of the recorded map returned to the City. <br /> The following statement shall be included on the cover sheet of the map: "I, Adam Nelkie, <br /> P.E., City Engineer of the City of Pleasanton, County of Alameda, State of California, do <br /> hereby state that I have examined the herein embodied map entitled "[MAP <br /> NAME/NUMBER]" consisting of [NUMBER OF SHEETS] sheets, this statement being on <br /> Sheet 1 thereof and that the [PARCEL OR TRACT] map was presented to me as provided <br />
