Section 5.1.4 "Soil Corrosion Potential" and Appendix C of the Cornerstone Earth <br /> Group Geotechnical Investigation, discuss soil corrosivity. Two recommendations are <br /> offered. First, elevated levels of water-soluble chlorides in the soils require use of a <br /> concrete mix design appropriate for elevated chloride exposure. Second, on-site soils <br /> are considered corrosive for buried metallic structures such as metal utilities, so <br /> coating systems and cathodic protection are recommended as well as isolation of <br /> these utilities from above grade structures. <br /> b. Section 6.6 discusses "Wet Soil Stabilization Guidelines" due to soils that become <br /> unstable with high moisture content. Three alternative methods of addressing this <br /> issue are offered including scarification and drying, removal and replacement, and <br /> chemical treatment. The plans must include one (or more) of these stabilization <br /> methods. <br /> c. Section 10.4 discusses "Pavement Cutoff" to mitigate surface water penetration into <br /> native expansive clay soils which could significantly reduce pavement life. Several <br /> alternatives are recommended, all of which must be keyed into pavement subgrade <br /> soils at least 4". One or more of these alternatives shall be incorporated into the <br /> pavement design. <br /> 85. POTABLE WATER SERVICE. The City purchases potable water wholesale from Zone 7 <br /> Water Agency. Fees are due to both the City of Pleasanton and Zone 7 for new connections <br /> to the City's pipe network. Said fee amounts appear in the City's adopted Master Fee <br /> Schedule. For more information about water usage in Pleasanton, refer to Pleasanton <br /> Municipal Code Title 14. <br /> This property is currently served by an existing 5/8-inch-diameter water meter (Account <br /> #3378-14000-001, Meter#55550473). If this meter will not be utilized as part of the <br /> proposed development, the applicant shall contact the City's Utility Billing Division at 925- <br /> 931-5500 or osd@cityofpleasantonca.gov to initiate the meter removal process. Removal of <br /> said meter will be performed by City staff. Any outstanding water consumption charges must <br /> be paid in full prior to the meter removal as well as all fees associated with the disconnection. <br /> Fee credits will be offered for the removed meter when new water services are requested. <br /> 86. RECYCLED WATER. The City operates a recycled water network for landscape irrigation <br /> according to Pleasanton Municipal Code Chapter 14.20. The subject property resides within <br /> the recycled water use area and must therefore utilize said water for irrigation purposes upon <br /> development. The network extends along the Hopyard Road frontage of the property. <br /> Connection fees are shown in the City's adopted Master Fee Schedule. <br /> Standard Conditions of Approval <br /> 87. CONDITIONS OF APPROVAL: These Conditions of Approval shall be depicted on a plan <br /> sheet(s) in the submitted plans for construction. (Address this condition prior to plan <br /> approval) <br /> 88. ENGINEERING DIVISION FEES FOR SERVICE: The Engineering Division assesses fees <br /> for services including plan-check, permit issuance, and inspection according to the City's <br /> adopted Master Fee Schedule. These fees are separate and distinct from fees assessed by <br /> the Community Development Department (including Planning and Building Division fees). <br /> The applicant is responsible for payment of all Engineering Division fees prior to services <br /> rendered or permit issuance, whichever is first. (Address this condition prior to plan <br /> approval) <br />
