SUBDIVISION IMPROVEMENT AGREEMENT: Public improvements required as part of the <br /> subdivision must be either completed to the satisfaction of the City Engineer prior to map <br /> approval, or guaranteed by a Subdivision Agreement. The agreement requires the applicant <br /> to post financial security in the form of either a cash deposit, letter of credit, or surety bonds <br /> in amounts equivalent to the value of the public improvements. If surety bonds are utilized, <br /> the form of the bond language shall be consistent with California Government Code§66499.1 <br /> for faithful performance and §66499.2 for labor and materials. The amounts of the bonds <br /> shall be 100% of the total estimated value of the public improvements consistent with <br /> §66499.3. In addition, the City requires a warranty bond (often referred to as a maintenance <br /> bond) for 10% of the estimated value. The warranty bond shall be active for one-year <br /> following formal acceptance of the improvements. All submitted securities are subject to <br /> review and approval by the City Attorney. In addition, final maps and the associated <br /> Subdivision Agreement are subject to approval by the City Council. (Address this condition <br /> prior to map approval) <br /> 95. CITY SURVEYOR: The City utilizes the services of an outside consultant to certify the <br /> technical accuracy of subdivision maps as City Land Surveyor pursuant to California <br /> Government Code §66451.1. In order to provide this service, the consultant will submit a <br /> proposal to the City for the estimated cost of the work. The estimate will be presented to the <br /> applicant together with the City's administrative markup according to the City's adopted <br /> Master Fee Schedule. Review of the subdivision map cannot commence until the applicant <br /> has submitted payment to the City for these costs. If the ultimate fee at the conclusion of the <br /> work is less than this payment, the applicant will be refunded the difference. If the ultimate <br />
