<br />Resolution No. PC-97-27 <br />Page 5 <br /> <br />9. If construction traffic is to use Dennis Drive, such use shall be prohibited during the <br />hours from 8:30 a.m. to 9:30 a.m. and from 2:30 p.m. to 3:30 p.m., or as otherwise <br />required by the Planning Director and the City Engineer, so that construction traffic does <br />not conflict with the morning/afternoon traffic to/from Mohr Elementary School. There <br />shall be no limitations placed on construction traffic using Stoneridge Drive to access the <br />site. <br /> <br />10. The site shall be secured from Dennis Drive with a six foot (6' 0") to eight-foot (8' 0 ") <br />tall chain-link fence. <br /> <br />11. The typical private street sections shall be modified as follows: <br /> <br />a. The private street section shall include a Public Service Easement (P.S.E.) <br />extending across the entire street area and behind the sidewalk or curb (whichever <br />is applicable) to allow the installation of public utilities in the street. The <br />easement shall extend from five-feet (5' 0") to eight-feet (8' 0") behind the <br />sidewalk/curb depending upon the building setbacks. <br /> <br />b. The curb return radius shall be twenty-five feet (25' 0") measured to the <br />face-of-curb. <br /> <br />These changes shall be shown on the final improvement plans to the satisfaction of the <br />City Engineer before issuance of an on-site permit. <br /> <br />12. The developer shall provide individual sanitary sewer and water laterals to each dwelling <br />unit. For dwellings served by private motorcourts, the individual sewer lateral may in <br />turn be connected to a common six-inch (6") diameter sewer line serving the motorcourt, <br />unless otherwise required by the Director of Building Inspection. A two-way cleanout <br />shall be provided on all sanitary sewer laterals and lines, located at the back of the P.S.E. <br />This detail shall be shown on the final improvement plans to the satisfaction of the City <br />Engineer before issuance of an on-site permit. <br /> <br />13. All City-maintained sanitary sewers shall be interconnected unless otherwise required by <br />the City Engineer. <br /> <br />14. The Garden Parkway street section shall be modified to include a P.S.E. to allow the <br />installation of public utilities. The proposed right-of-way line on the east side of Garden <br />Parkway shall be located behind the back-of-curb. This detail shall be shown on the final <br />improvement plans to the satisfaction of the City Engineer before issuance of an on-site <br />permit. <br />
