All building foundations located adjacent to utility pipes shall be designed so that the <br />structure's weight does not bear upon the pipes unless otherwise allowed by the City <br />Engineer and the Director of Building Inspection. <br /> <br />16. The utility lines crossing Parcel "CC" shall be relocated to the parcel's westerly side. <br />There shall be a twenty-foot (20' 0") wide P.S.E. located over these utility lines. This <br />detail shall be shown on the final improvement plans to the satisfaction of the City <br />Engineer before issuance of an on-site permit. <br /> <br />17. The developer shall initiate an application to the Federal Emergency Management <br />Agency (FEMA) for a Letter of Map Revision (LOMR) stating that the individual lot <br />grade elevations are above the 100-year flood plain. The developer shall provide a <br />conditional LOMR to the City Engineer before approval of the final subdivision map. <br /> <br />18. Prior to the final City inspection of each house, the developer shall provide to the City <br />Engineer a FEMA Elevation Certificate and LOMR. <br /> <br />19. The sanitary sewer line in Bamboo Court shall be revised to flow towards Stoneridge <br />Drive via Lotus Circle or Guzman Parkway. This detail shall be shown on the final <br />improvement plans to the satisfaction of the City Engineer before issuance of an on-site <br />permit. <br /> <br />20. The typical grading plan for the private courts shall be revised. The grade elevation <br />located at the back ofthe sidewalk on the public street shall be 1.2-inches lower than the <br />top-of-curb grade elevation at the motorcourt's catch basin to provide a drainage release <br />in the event that the inlet should become obstructed. This detail shall be shown on the <br />final improvement plans to the satisfaction of the City Engineer before issuance of an <br />on-site permit. <br /> <br />21. The developer shall begin construction of the section of Stone ridge Drive between <br />Guzman Parkway and Garden Parkway with the project's first construction phase. The <br />design of the Stoneridge Drive improvement plans shall be coordinated with the <br />improvement plans for the planned bridge over the Arroyo Mocho to the satisfaction of <br />the City Engineer. <br /> <br />{end} <br /> <br />II I <br />
