<br />Resolution No. PC-97-27 <br />Page 4 <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br />Vesting Tentative Map 6911 <br />Standard Pacific of Northern California <br /> <br />1. Development shall be substantially as shown on the Vesting Tentative Tract Map 6911, <br />Exhibit "A", dated "Received, March 21, 1996" on file with the Planning Department, <br />except as modified by these conditions. Minor alterations may be approved by the <br />Planning Director iffound to be in substantial compliance with this approval. <br /> <br />2. All conditions of approval for PUD-9l-ll-1M shall remain in effect and in full force and <br />are herein incorporated by reference. <br /> <br />3. Approval of this vesting tentative map shall lapse if the developer fails to record a final <br />map within one (I) year of the date of its approval. <br /> <br />4. Dennis Drive, Stoneridge Drive, and Garden Parkway shall be completed before building <br />construction begins on Phase 4. <br /> <br />5. The developer shall install an Emergency Vehicle Access (EVA) lane between Foxclove <br />Street and Dennis Drive across the recreation center located on Parcel "CC". The EVA's <br />width, location, and structural section shall be determined to the satisfaction of the <br />Planning Director, Fire Marshall, and City Engineer, and shall be shown on the <br />subdivision's final improvement plans and the recreation center's final building permit <br />site plan submitted for review and approval by the Planning Director and Fire Marshal <br />before issuance ofthe development's on-site permit. <br /> <br />6. Foxclove Street and Bellflower Street shall be completed before building construction <br />begins on Lots 109 through 138 and 144 through 147. <br /> <br />7. The final decision regarding the developer's intention to level the existing, 8' 0" tall berm <br />located between the site and Kaiser's quarry, rests with the Kaiser Company. The <br />developer shall provide evidence of Kaiser's decision to the Planning Director before <br />project grading begins for Phases Five and Six. <br /> <br />8. Prior to recordation of the final subdivision map for Lots 114 through 138, analysis shall <br />be done to determine the amount of deformation that would occur along the south side of <br />the site, measured 150' 0" from the edge of Kaiser's quarry, based upon a completely <br />saturated slope-bank during a seismic event. Based on this analysis, the developer shall <br />perform the necessary mitigations, including special design of building foundations, <br />private streets, and utility lines located within the study area to withstand the anticipated <br />deformation, or other measures to stabilize the bank, as determined by the Planning <br />Director. <br />
