Staff and the applicant shall continue to work to resolve minor design issues with <br />the elevations regarding window type and size consistency, window and door treatment <br />and trim, and other design details. <br /> <br />9. The colors of the building( s) shall be submitted to and approved by the Planning Director <br />prior to the issuance of a building permit. Colors shall be consistent with approved <br />colors, except as modified below: <br /> <br />a. The color palette for color schemes 2, 4, 5, and 7 shall reflect darker earthtoned <br />colors for the base color of the home, whether it is stucco or wood siding. <br /> <br />b. The garage door and trim colors of color schemes 1,3,4, and 7 shall be darker by <br />several shades. <br /> <br />c. The roof tile (or brick) colors which have red and mauve hues shall be eliminated <br />from the color palette and replaced with darker earthtoned colors. <br /> <br />10. The height of the Plan 7 unit shall be reduced to 30' in accordance with the provisions of <br />the PUD. <br /> <br />II. The developer shall provide automatic opening sectional roll-up garage doors throughout <br />the project, as approved by the Director of Building Inspection and Planning Director. <br /> <br />Buildin~ Conditions <br /> <br />12. All building and/or structural plans must comply with all codes and ordinances in effect <br />before the Building Department will issue permits. <br /> <br />13. All dwelling units in the development shall be constructed to meet Title 24 state energy <br />requirements. <br /> <br />14. The developer shall submit the following information to initiate the City's plan check <br />process: <br /> <br />a. three (3) full-size sets of construction plans (wet-stamped and signed); <br />b. two (2) sets of the necessary structural and Title 24 calculations; <br />c. two (2) copies of a site specific soils report; <br />d. the completed Building Permit Questionnaire and Planning Department approval <br />letter; and <br />e. the necessary fees. <br />
