<br />Resolution No. PC-97-23 <br />Page 7 <br /> <br />8. Prior to the issuance of building permits, the elevations shall be modified as follows: <br /> <br />a. Two of the three elevations for Plans I, 2, and 3 shall be finished with <br />wood-siding on all four sides ofthe house. Brick or stone shall be used as accent <br />materials. The two other proposed stucco elevations also may be used. All elevations <br />shall be utilized equally throughout the development; however, the applicant may work <br />with staff for some flexibility in this requirement. If three elevations are chosen for <br />Plans 1, 2, and 3, the applicant shall design the project with a goal of using each front <br />elevation of each house plan must constitute 30% of all units constructed. Similarly, if <br />four front elevations are chosen, the goal shall be that each front elevation of each house <br />plan must constitute 25% of all units constructed. <br /> <br />b. Plan 7 shall include one wood-sided elevation and wood siding shall be used on <br />all four sides of the structure. Brick or stone shall be used as accent materials. <br /> <br />c. All front elevations of Plans 4, 5, 6, and 7 shall be used equally throughout the <br />development. Each front elevation of each house design must constitute 50% of all units <br />constructed. <br /> <br />d. The right side elevation of Plan 7 shall have more wall plane articulation along its <br />61' length with at least a three foot depth variation and constituting at least one quarter <br />(15') of the length of the elevation. "Pop-out" windows are not an acceptable solution. <br /> <br />e. Plans 4 and 5 shall include an alternative rear elevation if the rear deck remains a <br />buyer's option. This alternative plan shall include at least a three foot deep variation in <br />the rear wall plane and shall be at least one-third the width of the rear elevation. <br /> <br />f. The right side of Plan 4 shall have more wall plane articulation along its 69' <br />length with at least a three foot depth variation and constituting at least one-quarter (17') <br />of the length of the elevation. "Pop-out" windows are not an acceptable solution. <br /> <br />g. Plans 2 and 3 shall include an alternative rear elevation if the rear deck remains a <br />buyer's option. This alternative plan shall extend the second-story bay window to grade, <br />incorporating the first floor windows into the two-story bay, or another solution <br />acceptable to the Planning Director. <br /> <br />h. The side elevation of Plan 1 shall have more wall plane articulation along its 72' <br />length with at least a three foot depth variation and constituting at least one-quarter (18') <br />of the length of the elevation. "Pop-out" windows are not an acceptable solution. <br /> <br />i. The front -entry four-car garage option shall be eliminated from Plans I and 2. <br /> <br />j. The detached second unit for Plan I shall be revised so as not to exceed the <br />maximum accessory structure height limit of 15 feet. <br />
