Development shall be substantially as shown on the development plans, Exhibit itA", <br />dated "Received February 21,1997" on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director iffound to be in substantial conformance <br />to the approved exhibits. <br /> <br />2. This design review approval shall lapse within one (I) year from the date of approval, <br />February 26,1997, unless a building permit has been issued and construction has <br />commenced and is diligently pursued toward completion, or unless an extension has been <br />approved by the City. <br /> <br />3. Final inspection by the Planning Department is required prior to the occupancy of the <br />houses. All lot fencing, final lot grading, and any proposed lot landscaping shall be <br />completed prior to inspection. <br /> <br />4. In the event that any additional accessory structures, tennis courts, decks or building <br />additions are proposed to be constructed on the lots covered by this application, the <br />property-owner shall submit an application for review and approval by the Zoning <br />Administrator in accordance with Municipal Code requirements for design review <br />(Pleasanton Municipal Code Section 18.20). <br /> <br />5. All private landscaping and irrigation shall be installed by the homeowner within nine <br />months of occupancy. <br /> <br />Proiect Specific Conditions <br /> <br />6. Prior to the issuance of building permits, the developer shall submit a model release plan <br />indicating the number of each model and elevation to be used for the entire release with a <br />tally of the total models and elevations constructed for each previous release. <br /> <br />7. Prior to the issuance of building permits, the developer shall submit a lotting plan for <br />each phase of construction which shows the model type on each lot, which indicates <br />which lots are to be constructed with second units, and a plot plan for each lot indicating <br />all setbacks for all structures, the lot size, and the FAR (including the second unit) for <br />each lot, and the minimum/average building separation between principal structures. <br />
