Resolution No. PC-97-21
Page 6

10. Parents, teachers, and visitors shall be directed by the school not to park on Garden Creek
Circle or Stone Pointe Way. This parking prohibition shall be stated in the school's
enrollment agreement. The developer shall submit the wording for this provision to the
City Attorney for review and approval before issuance of a building permit. The school's
administration shall periodically remind parents of this restriction.

II. The developer shall revise the school's driveway entrance from Stone Pointe Way as
shown in Exhibit "D", the exit to Stoneridge Drive as shown in Exhibit "E", and provide
fire/emergency vehicle access to the Phase II classroom building as shown on Exhibit
"E". Signs shall be installed warning of the presence of children, prohibiting left-turns
from the site onto Stoneridge Drive, and prohibiting right-turns from Stoneridge Drive
onto the site. These changes shall be submitted to the Planning Director, City Engineer,
and Fire Marshall for review and approval before issuance of a building or an on-site
permit. The notation on Exhibit "E" referencing the removal of paving is deleted.

12. The developer shall install a traffic control device at the school's entrance from Stone
Pointe Way as shown on Exhibit "D". The design of the device shall not restrict
driveway access to the homeowner living at 3804 Stone Pointe Way. Signs shall be
installed warning of the presence of children, prohibiting right-turns from the site onto
Stone Pointe Way, and, if determined to be necessary by the City Engineer, prohibiting
left-turns from Stone Pointe Way to the site. The design shall be submitted to the
Planning Director, City Engineer, and Fire Marshall for review and approval before
issuance of a building or an on-site permit.

I3. The developer shall construct the entire 49-space parking area with the first construction
phase.

14. School staff shall park in the easternmost section ofthe parking area, thereby keeping the
parking spaces directly in front of the Phase I classroom/administration building available
for parents and visitors.

15. The applicant shall install additional parking spaces along the north side of the parking
area by the athletic field upon demand by the Planning Director in the event that parents
are parking on neighborhood streets or that parking is otherwise determined to be
inadequate.

16. Before issuance ofa building permit for construction of the Phase II building, the
Planning Director and City Engineer will review the school's parking situation and, if
deemed to be necessary, will require the applicant to additional parking spaces.
