Resolution No. PC-97-21 Page 5 EXHIBIT "B" CONDITIONS OF APPROVAL PUD-96-19 1. Development shall be substantially as shown on the development plans, Exhibit" A", dated "Received February 21,1997" on file with the Planning Department, except as modified by the following conditions. Minor changes to the plans may be allowed subject to the approval of the Planning Director iffound to be in substantial conformance to the approved exhibits. 2. This PUD Development Plan shall be approved for a private school. All conditions and requirements shall run with the land. Changes to design, use, and/or conditions and/or requirements shall be reviewed as a Development Plan modification and, if deemed to be substantial by the Planning Director, shall be subject to a public hearing before the Planning Commission and City Council. 3. This development plan approval will lapse within two (2) years from the date of approval unless a building permit is issued and construction has commenced and is diligently pursued toward completion or an extension has been approved by the City. 4. The school's maximum enrollment shall be 200 students limited to grades one through eight. 5. Operating hours are limited to 7:00 a.m. to 6:00 p.m. weekdays only. No school activities of any type are allowed on weekends. From 6:00 p.m. to 8:00 p.m., teachers may be present on-campus, their activity limited to office work and/or meetings with parents. Group parents/teachers meetings shall occur before 6:00 p.m. 6. The use of outdoor bells, public address systems, etc., is prohibited. 7. Prior to issuance of a building permit, the applicant shall work with staff to add modest enhancements to the structures. These enhancements may include enhanced end detailing, a central gabled roof element, etc. 8. New fencing along the Arroyo Mocho shall be limited to 6' 0" tall, black clad, chain-link fencing. 9. The developer shall submit a final lighting plan for the building and site for review and approval of the Planning Director prior to issuance of an "on-site" permit. All lighting shall be designed, installed, and controlled to be directed away from the adjacent residences. There shall be no field lights allowed in the athletic fields. Low-level security lighting may be considered along the westerly side of the site by the rear yards/property lines of the adjacent residences, subject to approval by the Planning Director. Such lighting shall be shielded to prevent light and glare on the adjacent properties.
