<br />Resolution No. PC-97-21 <br />Page 5 <br /> <br />EXHIBIT "B" <br />CONDITIONS OF APPROVAL <br />PUD-96-19 <br /> <br />1. Development shall be substantially as shown on the development plans, Exhibit" A", <br />dated "Received February 21,1997" on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director iffound to be in substantial conformance <br />to the approved exhibits. <br /> <br />2. This PUD Development Plan shall be approved for a private school. All conditions and <br />requirements shall run with the land. Changes to design, use, and/or conditions and/or <br />requirements shall be reviewed as a Development Plan modification and, if deemed to be <br />substantial by the Planning Director, shall be subject to a public hearing before the <br />Planning Commission and City Council. <br /> <br />3. This development plan approval will lapse within two (2) years from the date of approval <br />unless a building permit is issued and construction has commenced and is diligently <br />pursued toward completion or an extension has been approved by the City. <br /> <br />4. The school's maximum enrollment shall be 200 students limited to grades one through <br />eight. <br /> <br />5. Operating hours are limited to 7:00 a.m. to 6:00 p.m. weekdays only. No school <br />activities of any type are allowed on weekends. From 6:00 p.m. to 8:00 p.m., teachers <br />may be present on-campus, their activity limited to office work and/or meetings with <br />parents. Group parents/teachers meetings shall occur before 6:00 p.m. <br /> <br />6. The use of outdoor bells, public address systems, etc., is prohibited. <br /> <br />7. Prior to issuance of a building permit, the applicant shall work with staff to add modest <br />enhancements to the structures. These enhancements may include enhanced end <br />detailing, a central gabled roof element, etc. <br /> <br />8. New fencing along the Arroyo Mocho shall be limited to 6' 0" tall, black clad, chain-link <br />fencing. <br /> <br />9. The developer shall submit a final lighting plan for the building and site for review and <br />approval of the Planning Director prior to issuance of an "on-site" permit. All lighting <br />shall be designed, installed, and controlled to be directed away from the adjacent <br />residences. There shall be no field lights allowed in the athletic fields. Low-level <br />security lighting may be considered along the westerly side of the site by the rear <br />yards/property lines of the adjacent residences, subject to approval by the Planning <br />Director. Such lighting shall be shielded to prevent light and glare on the adjacent <br />properties. <br />
