<br />Resolution No. PC-97-21 <br />Page 7 <br /> <br />1 7. The developer shall submit a comprehensive signing program for the school showing the <br />location and design of all building and site identification signs and on- and off-site traffic <br />control signs to the Planning Director for review and approval before issuance of a <br />"building shell" permit for the first project structure. Signage shall be either non-illumi- <br />nated or indirectly illuminated. <br /> <br />18. The developer shall pay any and all fees to which the property may be subject prior to <br />issuance of building permits. The type and amount of the fees shall be those in effect at <br />the time the building permit is issued. <br /> <br />19. Prior to issuance of a building permit, the developer shall pay the required commercial <br />development school impact fee as prescribed by state law and as adopted by the <br />Pleasanton Unified School District, unless waived by the school district. Evidence of the <br />waiver shall be provided to the City's Director of Building Inspection prior to issuance of <br />a building permit. <br /> <br />20. Prior to issuance of a building permit, the applicant shall pay the applicable Zone 7 and <br />City connection fees and water meter cost for any water meters, including irrigation <br />meters. Additionally, the developer shall pay any applicable Dublin San Ramon Services <br />District (DSRSD) sewer permit fee. <br /> <br />21. The developer acknowledges that the City of Pleasanton does not guarantee the <br />availability of sufficient sewer capacity to serve this development by the approval of this <br />case, and that the developer agrees and acknowledges that building permit approval may <br />be withheld if sewer capacity is found by the City not to be available. <br /> <br />22. This approval does not guarantee the availability of sufficient water to serve the project. <br />The City shall withhold building permits for the project if at the time building permits are <br />applied for, mandatory water rationing is in effect, unless the City has adopted a water <br />offset program and unless the developer is participating in the program. Notwithstanding <br />the developer's participation in such a program, the City may withhold building permits if <br />the City determines that sufficient water is not available at the time of application of <br />building permits. <br /> <br />Planning Requirements: <br /> <br />23. If operation of this school results in conflicts to the surrounding residential neighborhood <br />pertaining to parking, noise, traffic, or other impacts, at the discretion of the Planning <br />Director, the project may be referred to the Planning Commission and/or City Council for <br />subsequent review at a public hearing. If necessary, the Planning Commission/City <br />Council may modify or add conditions of approval to mitigate such impacts. <br />
