<br />50. The developer shall provide a bond to the City guaranteeing the installation of all <br />common open space and recreational improvements, private streets, street trees, and all <br />common infrastructure improvements shown on the approved development plan or <br />otherwise required as part of this development. The developer shall provide an itemized <br />cost estimate of said improvements, to be submitted with the bond, for the review and <br />approval the Planning Director prior to issuance of building permits. The bond shall be <br />returned to the developer upon acceptance of said improvements by the Planning <br />Director. <br /> <br />51. No trees shall be removed other than those specifically designated for removal on the <br />approved plans or in the EIR. The developer shall post cash, letter of credit, or other <br />security satisfactory to the Planning Director in the amount of $5,000 for each tree <br />required to be preserved, up to a maximum of $25,000. This cash bond or security shall <br />be retained for one year following acceptance of public improvements or completion of <br />construction, whichever is later, and shall be forfeited if the trees are destroyed or <br />substantially damaged. <br /> <br />52. Details for all privacy fencing, soundwalls, property-line fencing and property-line walls <br />shall be submitted fro review and approval by the Planning Director prior to approval of <br />the tentative map. <br /> <br />53. The soundwalls along Stoneridge Drive, "A" street, "K" street, "L" street, and along 1-580 <br />freeway shall be located on private property and shall be maintained by the individual <br />property owners or homeowner's association. <br /> <br />54. The developer shall install automatic sprinkler valves on a time clock for all private front <br />yard lawn landscaping and all common lawn landscaping. <br /> <br />III. ENGINEERING CONDITIONS <br /> <br />A. STREET AND I JTILITIES <br /> <br />55. A six foot wide landscaped median shall be added to Street B at the entrance to the <br />development, only, similar in design to the entrance and median of Street 1. <br /> <br />56. There shall be no parking on the soundwall side of the 28 foot wide streets (Street K and <br />L), or on either side of Stoneridge Drive and "A" street.
