<br />d. Trees within the Street L landscape buffer shall be planted to reflect a more <br />natural placement. The species of trees located in the Street K and L buffer areas should <br />be fast-growing with a broad leafy canopy. Should the neighbors prefer, the tree species <br />chosen could have a "lacey" canopy. At least 25% of the installed trees shall be of a <br />24-inch box size. <br />e. No street tree shall be less than a 15-gallon size and accent trees installed in the <br />front yards of the single-family homes shall be of a 24-inch box size. Lots with a longer <br />street side property line shall have two trees installed along the street side yard. <br />f. The plant palette shall include more evergreen species and more native flowering <br />shrub species, especially in the landscape buffer areas, along the freeway, and along the <br />project-side of the soundwall. <br />g. The landscape treatment along Street A shall be complementary, but need not be <br />identical, to the landscaping along Stoneridge Drive. <br />h. In-tract street trees shall contain some of the same species provided in adjacent <br />developments (California Somerset I and California Place). Accent trees may be colorful <br />and prominent. Long expanses of landscaping, such as along the soundwall, shall <br />contain at least three species each of trees, shrubs and groundcover to provide visual <br />interest. <br />i. At least 25% of the trees within the Street A buffer and on the development <br />side of the soundwall shall be of a 24-inch box size. <br /> <br />46. All trees used in landscaping shall be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />47. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas. <br /> <br />48. The developer shall provide root control barriers and four inch perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet in width, as <br />determined necessary by the Planning Director at the time of review of the final <br />landscape plans. <br /> <br />49. The developer shall enter into an agreement with the City, approved by the City Attorney, <br />which guarantees that all landscaping and open space areas included in this project will <br />be maintained at all times either by the developer or by the homeowners' association in a <br />manner consistent with the approved landscape plan for this development.
