<br />57. All streets shall be public and shall be maintained by the City except in the townhome <br />development which shall be private and maintained by the homeowners association. Any <br />enhanced paving or median islands within these streets shall be maintained by the <br />homeowner's association. <br /> <br />58. All street sections indicated in the development plan shall be included on the tentative <br />map, except that: <br /> <br />a. The full right-of-way detail for Street A (from Street I to Street E) shall be revised <br />to include the 20' landscape buffer, an 8' meandering sidewalk, and a 6' wide median from <br />Street I to Street B. The developer shall construct the westerly half of this portion of <br />Street A at this time. <br />b. The typical section of all of Street A shall show an eight foot wide meandering <br />sidewalk on the west side of the street. <br />c. All typical street sections shall be revised to indicate an 8 foot wide Public <br />Service Easement behind the sidewalk. <br />d. The proposed street openings on Street B to the townhomes shall be revised to <br />show standard driveway approaches. <br />e. The open space between the street curb and the soundwalls shall be dedicated to <br />the City as street right-of-way and shall be maintained by the homeowner's association. <br />f. The typical section for Stoneridge Drive also shall show the ultimate six lane road <br />width. The developer shall dedicate the ultimate right-of-way for Stoneridge Drive with <br />the first Tract Map. <br /> <br />59. The open space area between 1-580 and the soundwall shall be part of the commercial <br />property and shall not be dedicated to the City or the residential portion of the site. <br /> <br />60. There shall be no driveway access from the residential lots to Stoneridge Drive or "A" <br />street. The final map shall reflect this condition. <br /> <br />61. The design for the line, grade, and structural sections for the streets serving this <br />development shall be subject to final review and approval by the City Engineer. <br /> <br />62. The developer shall construct vertical P.C.C. curbs and gutters within this development <br />unless otherwise approved by the City Engineer.
