The approximately 45 acres of property indicated on the land use plan for residential use <br />shall be pre-zoned to Planned Unit Development -- Medium Density Residential (PUD <br />-- MDR). <br /> <br />37. Uses permitted in this area shall be limited to those ofthe R-l District. <br /> <br />38. Development standards for all single-family detached lots within this zoning designation <br />generally shall be as indicated on the development plan and as follows: <br /> <br />Front Yard <br />Side Yard <br />Street Side Yard <br />Rear Yard <br /> <br />18' (to garage); 12' - 15' to front porch <br />5' <br />10' <br />20' (avg.) <br /> <br />Maximum Building Heights: one-story 18' <br />two-story 27' <br />Minimum Lot Size: 4,500 sq. ft. <br />Minimum Lot Width: 50' <br />Minimum Lot Depth: 90' <br />Floor Area Ratio: <br />Primary structures shall not exceed a floor area ratio of 50%. <br />A floor area ratio of 53% shall be permitted to accommodate room <br />additions and accessory structures. <br /> <br />Average Lot (5,300 sq. ft.): <br />Smallest Lot (4,500 sq. ft.) <br /> <br />30 - 42% <br />35 - 50% <br /> <br />Concurrently with submittal of a tentative map, the developer shall provide development <br />standards for accessory structures for review and approval of the Planning Commission. <br />These development standards shall include the limitations on floor area ratio as indicated <br />above. <br /> <br />Conditions of Approval <br /> <br />Case PUD-96-02 <br /> <br />Page B-7 <br />
