<br />25. Top of curb grades shall be equal or higher than the 100- Y ear flood elevation, as <br />approved by Zone 7 for the widened Arroyo Mocho channel. <br /> <br />26. Prior to final inspection of each house, the applicant's engineer shall provide to the City <br />Engineer a FEMA "Elevation Certificate." <br /> <br />27. The developer shall make a good faith effort to channel sheet flow from properties east of <br />El Charro Rd into the improved Arroyo Mocho to alleviate surface run-off/sheet flow <br />onto or under El Charro Road. Preliminary plans shall be submitted for the review and <br />approval of the City Engineer prior to approval of the Tentative Map. <br /> <br />28. The developer shall construct interim bridge improvements on El Charro Road at the <br />proposed Arroyo Mocho. Preliminary designs for said bridges shall be shown on the <br />tentative map. <br /> <br />29. The developer shall construct a pedestrian bridge across the Arroyo Mocho at the end of <br />Martin Avenue as indicated in the development plan. A preliminary design for said <br />bridge shall be shown on the tentative map. <br /> <br />30. Details on infrastructure improvements (cross sections, right-of-way dedications, etc.) <br />shall be submitted for review and approval with the tentative map application, as <br />determined by the City Engineer. <br /> <br />II. Land Use <br /> <br />A. Affordable Housine <br /> <br />31. The developer shall adhere to the Affordable Housing Program for the development as <br />recommended by the Affordable Housing Commission or as otherwise approved by the <br />City Council. The developer shall construct all 80 affordable units within the first two <br />phases of residential construction or as otherwise approved by the City Council. <br /> <br />Ii.. Commercial Office and Industrial <br /> <br />32. The approximately 40 acres of property indicated on the land use plan shall be pre-zoned <br />to Planed Unit Development -- Mixed Commercial, Office and Industrial Planned <br />Development (PUD-MCOIPD). <br /> <br />33.
