<br />17. The developer shall not be required to pay for park improvements which exceed <br />$3,679,000 or dedicate land in excess of 34 acres, as indicated in the appendix to Column <br />5 of the above-mentioned table. The developer's obligation shall not increase, even if the <br />City's desired improvements exceed that improvement amount. The park shall have <br />lighted sports fields. <br /> <br />18. The developer shall secure all necessary permits from the City of Livermore and/or <br />County of Alameda to construct improvements within those jurisdictions. Copies of said <br />permits shall be given the City Engineer prior to starting work. <br /> <br />19. The developer shall construct the northerly two lanes of the ultimate six lane Stoneridge <br />Drive bridge across the Arroyo Mocho. This improvement shall be constructed with the <br />first phase of development. <br /> <br />20. The developer shall construct the north half of the interim width of Stoneridge Drive from <br />the Stoneridge bridge to El Charro Road. This improvement shall be constructed with the <br />first phase of development unless otherwise approved by the Planning, Engineering or <br />Fire Departments. The typical section shall show a 10 foot wide meandering sidewalk on <br />the north side of the street between the bridge and "A" street. <br /> <br />21. The developer shall install a traffic signal at the intersection of Stoneridge Drive and <br />Street A at a time determined by the City Engineer. Deceleration lanes shall be <br />constructed on Stoneridge Drive at the Street A intersection. <br /> <br />22. The developer shall extend the Arroyo Mocho to its ultimate width along the project <br />southerly boundary, across El Charro Road, and easterly to its intersection with the <br />existing Arroyo Las Positas, as generally shown on the PUD plan. These improvements <br />shall be constructed to Zone 7 standards. The developer shall acquire all land necessary <br />to construct these improvements from the adjacent properties. The Zone 7 maintenance <br />road on the north side of the Arroyo shall be paved. <br /> <br />23. The developer shall acquire all necessary permits for the construction of the Arroyo <br />Mocho and the filling of the Arroyo Las Positas from The California Department ofFish <br />and Game and the U.S. Army Corps of Engineers. Copies of said permits shall be given <br />the City Engineer prior to starting work. <br /> <br />24. All proposed property grading shall be constructed above the 100- Y ear flood plain. The <br />applicant shall process through FEMA a request for "Letter of Map Revision" (LOMR). <br />The applicant shall provide a conditional letter of Map Revision from FEMA to the City <br />Engineer prior to approval of the Final Map. <br /> <br />Case PUD-96-02 <br /> <br />Conditions of Approval <br /> <br />Page B-4 <br />
