<br />Resolution No. PC-97-09 <br />Page 3 <br /> <br />Housinl1 Element <br /> <br />The proposed residential development would provide a variety of housing styles <br />and lot sizes. The two existing heritage homes would be retained and the project <br />would be required to apply for and receive allocations under the City's Growth <br />Management Program in order to ensure the preservation of adequate services in <br />the existing, adjacent neighborhoods upon development of the site. <br /> <br />Public Safety Element <br /> <br />The project proponents have completed a soils report for the new development to <br />determine the presence of any hazardous materials or potential contaminants on <br />the site due to its prior use for agricultural activities. The study concluded that the <br />site was clean, except for additional documentation and remediation is needed for <br />the previous removal of fuel tanks in the area immediately surrounding the <br />residences. <br /> <br />Public Facilities <br /> <br />Public utilities would be extended to this area as a result of the proposed project. <br />The proposal includes the extension of sewer and water mains and other utilities <br />to serve the proposed development, subject to specific conditions and City design <br />standards. Additionally, a permanent storm drain system would be installed to <br />serve the development and an existing facility in the area currently using a <br />temporary system. <br /> <br />Conservation and Open Space Element <br /> <br />There are 114 heritage-sized trees on the project site. Approximately 60 of these <br />trees would be retained within the project. While these trees are exotic species <br />(not indigenous to the area), a number of them form a historic hedgerow on the <br />north side of Mohr A venue and their retention is significant to preserving the rural <br />character of this portion of Mohr Avenue. The removal of 54 heritage trees would <br />be mitigated by the inclusion of numerous speciman-sized trees within the <br />project's open space areas. <br /> <br />Noise Element <br /> <br />As conditioned, the indoor and outdoor living areas of the proposed residences <br />would comply with the acceptable noise level standards established by the City's <br />General Plan for such areas. <br />
