<br />Resolution No. PC-97-09 <br /> <br />Page 11 <br /> <br />15. All trees used in landscaping shall be a minimum of 15 gallons in size and all shrubs shall <br />be a minimum of 5 gallons, unless otherwise modified by these conditions. <br /> <br />16. The developer shall comply with the recommendations of the tree report prepared by <br />Hortscience dated April and November 1, 1996. No tree trimming or pruning other than <br />that specified in the tree report shall occur. The only tree removal permitted shall be <br />those outlined in the report prepared in April 1996, except for the trees along the northern <br />side of Mohr Avenue identified to be preserved in the report of November 1,1996. The <br />developer shall post a bond or other surety for the trees to be preserved prior to the <br />commencement of grading in accordance with the requirements of the Pleasanton <br />Municipal Code. The developer shall arrange for the horticultural consultant to conduct a <br />field inspection prior to issuance of grading permits to ensure that all recommendations <br />have been properly implemented. The consultant shall certify in writing that such <br />recommendations have been followed prior to the issuance of a grading permit. <br /> <br />17. The developer shall provide root control barriers and four inch perforated pipes for street <br />trees and trees in planting areas less than ten feet in width, as determined necessary by the <br />Planning Director at the time of review of the final landscape plans. <br /> <br />18. The landscape design ofthe front and street side yard areas of the production homes shall <br />be submitted for the review and approval by the Planning Director prior to the <br />recordation of a final map for the project. All front and street side yard landscaping for <br />the proposed homes shall be installed prior to the occupancy of the respective dwelling <br />unit. <br /> <br />19. The developer shall provide guidelines for the installation of both open and solid fencing <br />on the custom lots for the review and approval by the Planning Director prior to the <br />recordation of a final map. <br /> <br />20. A final fence plan and design detail for the 6 ft. high good neighbor fence in the three <br />production home neighborhoods shall be submitted for the review and approval of the <br />Planning Director prior to the recordation of the final map. This fence plan should <br />include a minimum 5 ft. setback between the back edge of the sidewalk and the fence on <br />all street sideyards. <br /> <br />PARK IMPROVEMENTS <br /> <br />21. The developer shall construct the proposed approximately 6.7 acre neighborhood park <br />and 3 acres of improvements to the Iron Horse Trail Corridor and receive credit against <br />the in-lieu park fees required by City ordinance for the proposed residential units. The <br />design and construction plans for the proposed neighborhood park and improvements to <br />the Iron Horse Trail Corridor shall be submitted for the review and approval by the City's <br />
