<br />Resolution No. PC-97-09 <br />Page 12 <br /> <br />Park and Recreation Commission prior to the recordation of a final map. The <br />improvements to the neighborhood park shall be satisfactorily completed prior to the <br />dedication of this park area to the City. The maintenance of this neighborhood park and <br />the improvements to the Iron Horse Trail Corridor shall be the responsibility of the City. <br /> <br />22. The design of the Iron Horse Trail Corridor shall include appropriate barriers to prohibit <br />unauthorized vehicles from entering this trail area. The developer shall be responsible for <br />obtaining the necessary easement from Alameda County and other applicable agencies to <br />complete said trail improvements. Upon completion of these improvements, the City <br />shall be responsible for the maintenance and liability of this trail area. <br /> <br />SOUNDW ALLS/ NOISE A TTENUA nON <br /> <br />23. In the event that the proposed 4.8 acre parcel in the southeast corner of the site is acquired <br />for the expansion of the City's facility, the developer shall be responsible for relocating <br />the existing 8 ft. high soundwall or replacing it with a new wall designed similarly to the <br />other project soundwalls. This soundwall shall be constructed on a 4 ft. high landscaped <br />berm area. There shall be an emergency access provided to the City facility from the new <br />project entry roadway on the west side of the facility. The final design and details for this <br />soundwall and emergency access shall be submitted for the review and approval by the <br />Planning Director prior to the recordation of the final map. <br /> <br />24. The developer shall adhere to the recommendations of the Noise Study for the project. <br />Additional analysis shall be completed to determine the specific STC window ratings that <br />would be needed in the second-floor windows of the homes in proximity to the City's <br />Operation Service Center and Busch Road in order to reduce the sound in these indoor <br />areas to an acceptable level as defined by the General Plan. Additionally, the design of <br />these windows and the minimum 10 ft. high soundwalllberm along Busch Road shall be <br />submitted for the review and approval of the Planning Director prior to the recordation of <br />a final map. <br /> <br />BUILDING DEPARTMENT REQUIREMENTS <br /> <br />25. All building and/or structural plans must comply with all codes and ordinances in effect <br />before the Building Department will issue permits. <br /> <br />26. All dwelling units in the development shall be constructed to meet Title 24 state energy <br />requirements. <br />
