NOTICE OF CONSTRUCTION: Prior to construction, the applicant shall notify neighbors within <br />300-feet of the project site of the construction schedule in writing. Such notice shall include <br />contact names and numbers for property owner, agent or contractor. <br />25. DISTURBANCE COORDINATOR: The applicant shall designate a “disturbance coordinator” <br />who shall be responsible for responding to any complaints regarding construction noise, dust, <br />construction parking, etc. The coordinator (who may be an employee of the general contractor) <br />shall determine the cause of the complaint and shall require the implementation of reasonable <br />measures warranted to correct the problem. A telephone number of the disturbance coordinator <br />shall be posted on the construction site fence and on the notification sent to neighbors adjacent <br />to the site. The sign shall also list an emergency after-hours contact number for the disturbance <br />coordinator, or designee. <br />26. ARCHAEOLOGICAL AND TRIBAL CULTURAL RESOURCES TRAINING FOR <br />CONSTRUCTION STAFF: An Archaeologist who meets the Secretary of the Interior’s <br />qualification standards for archaeology shall attend the pre-construction meeting with the <br />contractors to provide Worker Environmental Awareness Program (WEAP) training for all <br />construction personnel who will be engaging in ground-disturbing activities. If a culturally <br />affiliated Native American tribe has expressed interest in the project, a representative from the <br />tribe(s) shall be invited to participate. The training shall include a brief review of the cultural <br />sensitivity of the proposed project and the surrounding area; what resources could potentially be <br />identified during earthmoving activities, along with visual aids/appropriate examples of those <br />resources; applicable federal, State, and local statutes governing the protection of <br />archaeological resources,; and the protocols that apply in the event unanticipated cultural <br />resources are identified, including who to contact and appropriate avoidance measures until the <br />find(s) can be properly assessed. A sign-in sheet shall be circulated and returned to the project <br />planner as confirmation the training has taken place. <br />27. CULTURAL RESOURCES: In the event that human remains are discovered during grading and <br />construction of the project, work shall stop immediately. There shall be no disposition of such <br />human remains, other than in accordance with the procedures and requirements set forth in <br />California Health and Safety Code Section 7050.5 and Public Resources Section 5097.98. <br />These code provisions require notification of the County Coroner and the Native American <br />Heritage Commission, who in turn must notify the persons believed to be most likely descended <br />from the deceased Native American for appropriate disposition of the remains. <br />Fees <br />28. FEES: The applicant shall pay any and all fees to which the property may be subject, prior to <br />issuance of grading and/or building permits, or prior to recordation of the final map, whichever is <br />applicable. The type and amount of the fees shall be those in effect at the time the SB 330 <br />Preliminary application was submitted, April 7, 2023. <br />29. SEWER FEES: The applicant shall pay the applicable Dublin-San Ramon Services District <br />(DSRSD) and City sewer connection fees prior to building permit issuance.
