<br />4.06 SCALE. The scale of the
<br /> map shall be one (1) inch
<br /> equals one hundred feet
<br /> (100'), or as may be reqnir-
<br /> ed by the City Engineer, and
<br /> shall be clearly and legibly
<br /> reproduced.
<br />4.07 VICINITY SKETCH. A vic-
<br /> inity sketch at a scale of
<br /> one thousand (1,000) feet
<br /> or more to the inch shall
<br /> be drawn on or shall accom-
<br /> pony the tentative map. It
<br /> shall show the street and
<br /> tract lines of all existing
<br /> subdivisions and the outline
<br /> of acreage parcels of land,
<br /> within at least one-half (~)
<br /> mile of the boundary of the
<br /> proposed tract, together with
<br /> the names and/or numbers
<br /> of ali tracts between it and
<br /> the nearest existing high-
<br /> ways or thoroughfares. It
<br /> may also be requi~rod to
<br /> show the proposed land use
<br /> and suggested street layout
<br /> in any adjoining property
<br /> and ,~vill normally be requir-
<br /> ed in development of small
<br /> portions of large holdings in
<br /> the s a m e ownership. The
<br /> showing of proposed land
<br /> use and suggested street lay-
<br /> out shall take into consider-
<br /> ation the most advantageous
<br /> development of the entire
<br /> area in relation to the Gen.
<br /> eral Plan.
<br /> 4.08 INFORMATION REQUIR.
<br /> ED ON TENTATIVE MAP.
<br /> The following information
<br /> shall be shown on the ten-
<br /> tative map:
<br /> 1. The tract number and
<br /> name. (Any subdivision con-
<br /> taining five (5) acres or
<br /> more shall be designated
<br /> with a tract name, and unit
<br /> number, if possible. Said
<br /> tract name shall not dupli-
<br /> cate or nearly duplicate the
<br /> name of any other tract in
<br /> Alameda County.)
<br /> 2. The name and address of
<br /> the record owner or own-
<br />
<br /> 3. The name and address of
<br /> the subdivider.
<br /> 4. The name and address of
<br /> the person, firm or organ-
<br /> ization preparing the tenta-
<br /> tire map.
<br /> 5. The date, north point and
<br /> a written and graphic scale.
<br /> 6. A sufficent description to
<br />
<br />define the location and
<br />boundaries of the proposed
<br />subdivision.
<br />7. The locations, names and
<br />existing widths of adjacent
<br />streets, highways and ways.
<br />8. The names and numbers
<br />of adjacent tracts and the
<br />names of owners of adja-
<br />cent unplatted land.
<br /> 9. The contours at one foot
<br /> (1') intervals for predomin-
<br /> ant ground slopes within
<br /> the tract between levet and
<br /> five per cent (5%) and five
<br /> foot (5') contours for per-
<br /> dominant g r o u n d slopes
<br /> within the tract over five
<br /> per cent (5%).Such con-
<br /> tours shall be referred to
<br /> the syestem of bench marks
<br /> established I~y the City En-
<br /> gineer; said system utlliz-
<br /> United States Coast and Ge-
<br /> odetic Survey mean sea lev-
<br /> el datum of 1929.
<br /> 10. The approximate boun-
<br /> daries of areas subject to
<br /> inundation or storm water
<br /> overflows and the location,
<br /> width and direction of flow
<br /> of all existing water eourses
<br /> and storm drain faetlities,
<br /> plns a schematic diagram in-
<br /> dicating the proposed starm
<br /> drain system with tentative
<br /> sizes and grades.
<br /> 11. The existing use or uses
<br /> of the property and, to
<br /> scale, the outline of any ex-
<br /> isting buildings and their
<br /> locations in relation to ex-
<br /> isting or proposed street
<br /> and lot lines.
<br /> 12. A statement of the pres-
<br /> ent zoning and proposed use
<br /> or uses of the property, as
<br /> well as proposed zoning
<br /> changes, whether immediate
<br /> or future.
<br /> 13. Any proposed public
<br /> areas.
<br /> 14. The approximate loca-
<br /> tion of all trees with a
<br /> trunk diameter four (4)
<br /> inches or greater, standing
<br /> within the boundaries of the
<br /> tract, or outlines of groves
<br /> or orchards.
<br /> 15. The dimensions, loca-
<br /> tions and uses of all exist-
<br /> ing or proposed easements
<br /> for drainage, sewerage, wat-
<br /> er and public utilities.
<br /> 16. The approximate radius
<br /> of each curve.
<br /> 17. The approximate lot lay-
<br /> out and dimensions of each
<br /> lot.
<br /> lB. The size of the smallest
<br />
<br /> lot in the tract.
<br /> 19. A statement of the water
<br /> and other utility source, an
<br /> indication of the loca~don of
<br /> all fire hydrants, and sche-
<br /> matic diagram showing the
<br /> proposed water system with
<br /> tentative pipe sizes.
<br /> 20. A statement of provi-
<br /> sions for sewerage and sew-
<br /> age disposal, and a schematic
<br /> diagram indicating the pro-
<br /> posed sanitary sewer system
<br /> with tentative s i z e s and
<br /> grades.
<br /> 21. The locations, nam e s,
<br /> widths, approximate propos-
<br /> ed grades and gradients of
<br /> all streets, and a typical
<br /> cross section of curbs, gut-
<br /> ters, sidewalks, casements
<br /> and other improvements.
<br /> 22. An outline of any pro-
<br /> posed deed restrictions.
<br />
<br /> The City Engineer or the
<br /> Subdivision Committee may
<br /> reject a tentative map if the
<br /> information required above
<br /> is not included upon said
<br /> map. In the event of such
<br /> r e j e c t ion the subdivider
<br /> must be notified immediate-
<br /> ly.
<br />
<br />4.09 STREET NAMES. Each
<br /> street which is to be dedi-
<br /> cated, which is a continua-
<br /> tion of, or approximately
<br /> the continuation of, any ex-
<br /> isting dedicated street shall
<br /> be shown on the tentative
<br /> map and shall be given the
<br /> same name as such existing
<br /> street. ~he proposed name
<br /> of each other street shown
<br /> on the tentative map shall
<br /> be submitted to the Com-
<br /> mission for ~ts approval.
<br />4.10 ACCOMPANYING D A T A
<br /> STATEMENT. Such infor-
<br /> mation as is not shown on
<br /> the map shall be contained
<br /> in a written statement ac-
<br /> companying the map.
<br />
<br /> 4.11 PLANNING COMMISSION
<br /> ACTION. The Commission
<br /> shall review the recommen-
<br /> dations and if compliance
<br /> with this Ordinance is found
<br /> it shall approve the map
<br /> within forty (40) days afler
<br /> the filing of said map, un-
<br /> less such time is extended
<br /> by agreement with the sub-
<br /> divider. If the Commission
<br /> finds that the map does not
<br /> meet with the requirements
<br /> of this Ordinance, it shall
<br /> disapprove or conditionally
<br /> approve the map within said
<br />
<br /> time. Nothing in the approv-
<br /> al of a Sentative map shali
<br /> be construed as a modifi-
<br /> cation of the requirements
<br /> contained in any other City
<br /> ordinance, unless expressly
<br /> provided by the Planning
<br /> Commission.
<br /> ARTICLE 5
<br /> i~INOR SUBDIVISIONS
<br />5.01 MINOR SUBDIVISION DE-
<br /> FINED. A "Minor Subdivi-
<br /> sion" is a subdivision as de-
<br /> fined herein, in which the
<br /> Subdivision Committee finds
<br /> that either of the following
<br />
<br /> 1. The transfer of property
<br /> is between adjacent proper-
<br /> ty owners and does not in-
<br /> volve the creation of any
<br /> new building sites; or
<br /> 2. All of the following con-
<br /> ditions are present:
<br /> a) No street opening or im-
<br /> provement is required in the
<br /> proposed subdivision.
<br /> b) Not more than four (4)
<br /> lots are contained in the
<br /> proposed subdivision.
<br /> c) The proposed subdivision
<br /> is situated in a locality
<br /> where the design, improve-
<br /> merit and survey data are
<br /> well defined by existing de-
<br /> velopment.
<br /> 5.02 PROCEDURE F OR AP-
<br /> PROVAL OF MINOR SUB-
<br /> DIVISIONS: APPLICARIL-
<br /> ITY OF ARTICLE. Notwith-
<br /> standing any other provis-
<br /> ions of this Ordinance to
<br /> the contra,fy, the procedure
<br /> set forth in this Article
<br /> shall govern the processing
<br /> of and requirements per-
<br /> taining to minor subdivi-
<br />
<br /> 5.03 APPLCATION. The subdi-
<br /> vider of a minor subdivision
<br /> shall file an application
<br /> with the City Clerk on a
<br /> form prescribed by the City
<br /> of Pleasanton. The applica-
<br /> tion shall be accompanied
<br /> by a fee of $5.00 which will
<br /> not be refundable, together
<br /> with four (4) copies of a
<br /> map showing the land to be
<br /> subdivided, p r o p e r 1 y and
<br /> accurately drawn to scale,
<br /> and with sufficient addition-
<br /> al information to determine
<br /> accurately the bounda~ries of
<br /> the proposed subdivision.
<br /> Such map shall be certified
<br /> as to accuracy by a register-
<br /> ed civil engineer, or licens-
<br /> ed surveyor. If all lots in
<br /> the proposed subdivision are
