Draft Initial Study and Negative Declaration for PDR-289, PCUP-086, and PUD-81-25-6M Fairland Investment. 3121 Bernal Avenue and 3581 Utah Street October 19, 2004 An Initial Study has been prepared under the direction of the City of Pleasamon Department of Planning and Community Development for the application by Fairland Investment, Inc. for a self-service gasoline station consisting of eight fuel-pump, a drive-through carwash, and a 3,600 square-foot convenience market building which would allow alcoholic beverage sales. The sub- ject property is zoned PUD - C (Planned Unit Development - Commercial) District and is lo- cated at 3121 Bernal Avenue and 3581 Utah Street in the Stanley Business Park. On the basis of the following Initial Study, which evaluated the environmental effects of the proposed project, the City of Pleasanton has found that the proposed project, including mitiga- tion measures, which would be incorporated in the project, would not have a significant effect on the environment.
