2.0 PROPOSED PROJECT: <br /> <br />The applicant, Fairland Investment, inc., has submitted PDR-289, PCUP-86, and PUD- <br />81-25-6M, a request for design review approval and conditional use permit approval of a <br />self-service gasoline station on an approximately 1.25-acre sit consistIng of eight fuel- <br />pump locations with a total of 12 dispensers, a drive-through carwash, a 3,600 square- <br />foot convenience market building, and a modification to the Stanley Business Park PUD <br />development plan to allow alcoholic beverage sales from the convenience market and to <br />use pump island parking for a portion of the required parking. The subject property is <br />zoned PUD - C (Planned Unit Development - Commercial) District and is located at <br />3121 Bernal Avenue and 3581 Utah Street in the Stanley Business Park. <br /> <br />3.0 POSSIBLE ENVIRONMENTAL IMPACTS: <br /> <br />3.01 Conformance of the Proposal with General Plan Policies: <br /> <br />The project is consistent with the land use designation of "Retail/Highway/Service <br />Commercial, Business an Professional Offices" and the General Plan's limitations on in~ <br />tensity of use. The site is within a subdivision designed for this type of commercial use <br />for which the City found consistency with the General Plan at the time of subdivision. <br />The project is consistent with all other relevant General Plan policies, from design and <br />economic vitality to safety, air quality, and noise.
